DESCRIPTION OF PROPOSED PLATT FARM P.U.D.
A tract of land located in the Southeast Quarter of Section 34, Township 7 North, Range 69 West of the
Sixth Principal Meridian, City of Fort Collins, Larimer County, Colorado, being more particularly
described as follows:
Considering the East line of the Said Southeast Quarter of Section 34 as bearing South 0000010" West
and with all bearings contained herein relative thereto:
Commencing at the East Quarter corner of the said Section 34; thence along the North line the
Southeast Quarter of said Section 34, North 89054'13" West 1208.29 feet to the TRUE POINT OF
BEGINNING of this description; thence continuing along said North line North 89054'13" West 478.88
feet to the East right-of-way line of Seneca Street, said point being South 89054'13" East 952.33 feet
from the Center quarter corner of said Section 34; thence along the said East right-of-way the following
two (2) courses and distances, (1) South 00005'47" West 248.10 feet; (2) 1204.33 feet along the arc of
a curve concave to the Northwest having a central angle of 38040'44" a radius of 1784.00 feet, the
long chord of the said curve bears South 19026'09" West 1181.59 feet to a point on the Northeast right-
of-way of Regency Drive as shown on the plat of Villages at Harmony West P.U.D. First Filing as
recorded in the office of the Clerk and Recorder of said County; thence along said North right-of-way
the following three (3) courses and distances, (1) 23.11 feet along the arc of a reverse curve concave
to the East having a central angle of 88016'48" a radius of 15.00 feet, the long chord of the said curve
bears South 05021'53" East 20.89 feet; (2) South 49030'17' East 135.88 feet; (3) 257.11 feet along the
arc of a curve concave to the Southwest having a central angle of 25053'24" a radius of 569.00 feet,
the long chord of the said curve bears South 36033'35" East 254.93 feet to the North right -of way of
Wakerobin Lane; thence along said North right-of-way the following three (3) courses and distances, (1)
22.48 feet along the arc of a reverse curve concave to the Northeast having a central angle of
85052'35" a radius of 15.00 feet, the long chord of the said curve bears South 66033'10" East 20.44
feet; (2) North 70030'32" East 465.36 feet (previously recorded as 465.62 feet); (3) 540.87 feet along the
arc of a curve concave to the South having a central angle of 49025'29" a radius of 627.00 feet, the
long chord of the said curve bears South 84046'43" East 524.25 feet to the West line of that certain
tract of land as recorded in Book 2025 at Page 528 in the office of the Clerk and Recorder of said
County as monumented in the field by existing rebar monuments, the following fifteen (15) courses and
distances (1) North 13054'41" East 109.37 feet; (2) North 34020'53" East 110.47 feet; (3) North
00011'21" West 65.53 feet; (4) North 22041'21 West 143.99 feet; (5) North 02032'56" West 117.06 feet;
(6) North 04051'39" East 211.80 feet; (7) North 33040'15" West 100.58 feet; (8) North 28019'11" West
145.73 feet; (9) North 68024'13" West 64.28 feet; (10) North 77022'57" West 100.73 feet; (11) North
39028'44" West 235.08 feet; (12) North 01009'46" West 61.74 feet; (13) North 27029'13" East 92.67 feet;
(14) North 06022'49" East 145.79 feet; (15) North 1504536" West 129.14 feet to the North line of the
Southeast quarter of said Section 34 and to the true point of beginning.
Containing 30.644 acres or 1,334,866 square feet more or less gross.
