Timberline is currently a primary metered customer. Light & Power feeds primary to the customers primary metered cubicle on the switchgear. Everything beyond this point is customer owned. Will the applicant need a separate service or transformer for this installation?? Comment Number: 2 Comment Originated: 09/28/2020 09/28/2020: For Hearing: If the applicant anticipates taking power directly from COFC Light & Power, a dedicated transformer will need to be installed. The nearest available power feed is a primary vault along Danfield Ct. or primary running adjacent to this site along Timberline Rd. There were no utilities shown on the plans, but depending on where the fiber is coming into the site, Light & Power could do a joint trench to bring in a dedicated service to feed the WTF. Power is to be pulled directly from property owner. AT&T will submeter off of their building power, we will not need a new transformer from Light & Power. Comment Number: 3 Comment Originated: 09/28/2020 09/28/2020: For Hearing: Any existing and/or proposed Light & Power electric facilities that will remain within the limits of the project must be located within public right-of-way or in a utility easement. No changes to existing Light & Power electric facilities. Proposed project stays within private property using existing electric facilities Comment Number: 4 Comment Originated: 09/28/2020 09/28/2020: For Hearing: Any relocation or modification to existing electric facilities will be at the expense of the owner/developer. What other design/roof location options have you considered? The idea of turning the installation into an architectural feature could help alleviate the required setback from the edge of the building. Original designs submitted to the property owner were set back from the roof edges. Upon review, the Property owner requested that we engage their architecture firm to create a design that would enhance the exterior of the building. The final design proposal for the four sectors brought the enclosures closer to the roof edge in order to create new architectural features to the building. I% Comment Number: 09/28/2020: FOR APPROVAL: Comment Originated: 09/28/2020 Updated - Upon further review of the site plan and the architectural renderings it appears that there is a discrepnacy between the height of the Delta Tower shroud. The site plan reflects that the height of the shroud is 15', but the architectural rendering lists 20'. Please clarify the maximum intended height, and ensure it is consistent across all plans for future submittals. IF the current delta tower does exceed the maximum allowable 15' height for WTE as specified in 3.8.13(C)(3) which states, "Whenever a wireless telecommunication antenna is attached to a building roof, the height of the antenna shall not be more than fifteen (15) feet over the height of the building." than a modification of standard would be necessary for the project. For details regarding the Modification of Standard process please consult Land Use Code Division 2.8: https:Hlibrary.municode.com/co/fort_collins/codes4and_use? node ld=ART2AD DIV2.8MOST Regardless, as discussed previosly the height of the delta tower concealment wall is out of scale with the existing architectural character and overall aesthetics of the building. A reduction of height or an adjustment to the proportionality of the shroud to match the buildings existing height will be necessary to better integrate with the overall architecture. Delta sector has been re -designed. The re -design includes lowering the sector 4-feet and expanding the enclosure to resemble the other sectors. Additionally, the color palette has been updated making it more compatible with the rest of the structure. While this design brought Delta sector closer to the roof edge, it has now become an architectural feature of the building. Per additional discussions with planning, it was determined that the Delta sector height is permitted to be 15-feet above the highest point of the building which stands at 30'-6". The updated design is now 4-feet shorter than originally proposed. The need for the extra height for this sector is due to the PRPA parking structures to the West of the building. These parking structures have metal roofs which may cause interference issues with the antennas if they are unable to transmit over those structures. The proposed route will not conflict with Existing utilities according to the schematic map provided by Dan Mogen. Comment Number: 2 Comment Originated: 09/21/2020 09/21/2020: INFORMATION: It does not appear this project will cause a change to the existing water or sewer services, adjacent City facilities, or the usage within the building. If this is incorrect or if plans change, please contact me directly to discuss. Please note that the existing water and fire services appear to come into the building at or near the southeast corner of the building where Beta & Gamma Sectors are proposed. Department: Erosion Control Contact: Basil Hamdan, 970-222.1801, bhamdanpfcgov.com Topic: Erosion Control Comment Number: 2 Comment Originated: 09/23/2020 09/23/2020: INFORMATION ONLY: No Comment from Erosion and Sediment Control. Based on the submitted planning materials it has been determined that this project, will disturb less than 10,000 sq. ft., is not proposed to be in a sensitive area, has no steep slopes (greater than 3H:1 V) within or adjacent to the project, and is not part of a larger 4 common development that will or is under construction. Therefore, no Erosion and Sediment Control materials submittal is needed. If this project substantially changes in size, scope or design where the above cited criteria would apply, erosion and sediment control materials should be submitted. Though the project at this time requires no erosion control and sediment materials submittal, the project still must be swept and maintained to prevent dirt, saw cuttings, concrete wash, trash debris, landscape materials and other pollutants from potentially leaving the site and entering the storm sewer system at all times during the project in accordance with Municipal Code Section 26498. If complaint driven or site observation of the project show that there is any pollutant discharge, the City may require the project to install erosion and sediment control measures. Nearby inlets that may be impacted by the pollutants, in particular dirt, should be protected as a good preventive practice and individual lots should be protected from any material deposition on the sidewalk. If at building permit issuance any issues arise please email erosion@fcgov.com to facilitate getting any permits signed off.
