Preliminary Traffic Study Dear Rick: The proposed Springbrook P.U.D. is located in the Northwest 14 of Section 27, Township 7 North, Range 69 West of the Sixth P.M. There will be 24 single family units developed on the site. Traffic outlet from our site will be on West Drake Road about 1300 feet east of South Taft Hill Road. Assuming 10 daily trips per unit this generates 240 trips per day to Drake Road from our proposed development. Since there is not a master street plan for the property between Taft Hill Road and Springbrook Lane and between Drake Road and Hull Street, I made a plan to help determine the future traffic flow for this area. From the plan we designed there can be about 40 single family lots in this area. Assuming that 60Z of the 10 trips per day will use the Springbrook Lane to Drake Road route, this would generate about 240 trips per day. Combine this count with our traffic produces about 480 trips per day at Drake Road and Springbrook Lane. I would also like to request a variance from the 150 foot curb to curb requirement at an intersection to a arterial street. Our project will have 139 feet curb to curb. I had to design our street, Springbrook Court further north due to the existing floodway location of Spring Creek. The loss of eleven feet will only reduce the stacking by one car. With only 480 trips per day at this intersection, the one car loss should never be a problem. Also being a tee intersection at Springbrook Court and Springbrook Lane further reduces the effect of being one car short. I have included a map showing our proposed street layout for this area.
