Collinshaus Group Home which was presented before the Conceptual Review
Team on January 22, 1990.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: January 22, 1990
ITEM: Collinshaus Group Home
APPLICANT: Steve Shreiner, 401 E. Swallow Road, Fort Collins, CO. 80525
LAND USE DATA:
Request for 12 residents (instead of 10) in an existing group home, located at
401 E. Swallow Road.
COMMENTS:
1. The R-L-M Zoning District permits a maximum of 8 residents in a group home..
This proposal would require approval of a PUD:
2. Parking for the group home needs to be explained, so that any existing or
potential impacts may be evaluated. All parking must be accommodated on site,
rather than using City streets. The applicant may want to consider placing a
restriction on the proposal, that would preclude residents from having autos.
3. The PUD request should address existing and/or proposed signage. Signage
should be residential in character (small, low-key), since the surrounding area is
essentially residential.
4. The applicant should contact the surrounding property owners regarding this
proposal, since a neighborhood meeting will not be required.
5. Although the PUD requirements do not address interior floor space, staff
recommends that the applicant provide a copy of interior floor plans, so that
the area formerly being used by the property owner as living space (and pro-
posed to be converted for the 2 additional residents) can be identified on the
floor plan.
6. The applicant should be aware that the group home ordinance specifies the
maximum number of residents permitted in a group home. This group home
was approved under the previous group home ordinance, which did not specify a
maximum number of residents. The PUD process may be viewed as "circum-
venting" the current group home ordinance.
