Box 580 Fort Collins, Co. 80522-0580 Dear Ms. Albertson -Clark: 536 East Swallow Road Fort Collins, CO. 80525 May 29 1990 As one of the home owners living directly adjacent from Ed Farinelli, Jr. I am most concerned about his request for adding another employee and expanding the Ch ropractice Clinic in our residential area. My objections are as follows: 1. This will down -grade considerably our real estate value as home owners. I do not believe the area can accommodate any more cars than those that are constantly parked there during the day now. His property has no garage facilities and very little parking space in the small corner drive he uses in front of his office/home. This will grow worse with the expansion of his needs. It definitely adds to the commercial business appearance of the property and detracts from the appearance of the surrounding homes. It will also create parking and traffic problems beyond what can be adequately handled in a residential neighborhood. The term Clinic denotes more than one person working on the premises and by allowing this in a residential area and having cars parked all around his property, lowers the desirability of living in our area and our real estate will thereby suffer loss. 2. Since I understand Ed Farinelli, Jr. does not own this property, he does not have the same interest we do as home owners. I feel it would be most unfair to change the neighborhood to suit his business needs while creating a wedge to bring in other commercial ventures, thus down -grading our homes even more. If Ed Farinelli wants to open a clinic I cannot understand why he does not relocate in one of the very fine medical or office areas of the City rather than putting it right in the middle of our residential location. A double -sided sign has been placed on the front of his property as well as a small sign, and I question whether this conforms with the rules and regulations of a residential area. 3. The City of Fort Collins is installing traffic lights on the corner of Swallow Road and Stover. As the traffic increases this will present extreme hazard getting in and out of this corner property, especially with patients' vehicles parked along the curb. I feel that allowing this clinic to exist and taking on still another employee will have a very detrimental effect on the homes in our area. I hope that we can save our property from the further erosion of value and appearance this would create.
