Attached are five prints of the Spring Creek Center PUD, Final indicating revisions made
in response to the final City Staff Comments. Specific responses include:

Information provided by building Inspection will be useful with construction.
Street tree locations have been adjusted as per the streetlight layout.
We have received Transportation's comments, and have reflected them on our plans
for the Midpoint/Timberline intersection.
Landscape phasing has been graphically indicated.
5. The LDGS requires dimensioned building envelopes, but only "......estimated
total floor area and estimated ratio of floor area to lot size..." We have
1\fYr0. provided a maximum total floor area.
i. The plan for Lot 2 is consistent with - and a slight improvement upon - the
approved Preliminary PUD. Turning the drive-thru away from Prospect and
better integrating that function with the auto -related circulation at the C-Store
and car wash seems better than the more visible drive-thru shown on the
Preliminary. We don't believe there is an applicable code requirement that
every building have "direct pedestrian access without crossing parking lots,
drive aisles, etc." \� 7
j. The stacking provided for Lot 2 has been increased.
k. The parking on this site is designed in a manner consistent with dozens of other
parking areas in Fort Collins. We have reviewed the indicated areas of concern
for conflicts and made some modifications; but most of the noted areas are
identical to conditions found throughout the city.
I,m. The requested cross sections have been provided.
o. More direct crossings of the central drive have been provided. The pedestrian
circulation system as shown was approved at Preliminary.
The major pedestrian spine tying each site to both Timberline and

urban design, inc.
Specht Point has been emphasized beyond the normal
requirements of the LDGS, and includes raised. patterned
concrete crosswalks. The remainder of the extensive pedestrian
circulation system provides safe convenient connections among
on site uses and with the open space along Spring Creek.
Because of drainage and maintenance concerns - as well as the
desire to clearly emphasize the major east -west spine -
secondary crosswalks are not elevated.
p. The driveway widths planned are consistent with the approved Preliminary PUD.
The site was specifically planned around the central pedestrian spine and
access drive.
q. The parking provided - a just under 4.5± spaces/1000 sq. ft. - is consistent
with the needs of a mixed -use center, and exceeds the code requirement of
two spaces for every three employees.
Coverage has been clarified. The line indicating "FLOOR AREA 92,500 sq.
ft." is intended to communicate that there is a total floor area of 92,500 sq. ft.
Y. The parking areas south of the multi -tenant buildings on Lots 6 and 7 have been
modified to have more tightly defined circulation patterns. The setbacks from
perimeter sidewalks is consistent with the Preliminary PUD.
z.-ad. Appropriate additional screening and other landscape materials have been
added.
6. Water quality questions are being addressed by Northern Engineering as we discussed
at our meeting of December 4".
Ten sets of prints, reductions, and color renderings will be submitted by February 23rd
in anticipation of the March 5"' P&Z Hearing. We appreciate your assistance in the planning
of this project. Please call if you need further information.
