RE: Spring Creek Center PUD Preliminary
Response to City Comments
Dear Mike,
This letter is in response to the comments regarding engineering issues Northern
Engineering Services Inc. (NES) received regarding Spring Creek Center- PUD Preliminary.
Other items related to planning and landscaping will be addressed under separate cover by
other consultants. Primarily, our response will be to comments posed by City Water and
Wastewater, Stormwater, and Engineering.
Response to comments from your letter dated December 20, 1996
1 a-d This will be coordinated at time of Final design.
2 b. A sketch of possible improvements along Timberline Road has been included
with the resubmittal.
3 This will be checked by Landstar Surveying
4 a-c This will be coordinated with Public Service at time of Final design.
7 This will be coordinated at time of final design. It is the opinion of Northern
Engineering that a Utility coordination meeting be held after the initial
submittal of the final utility plans.
8a-e These items will be included as a part of the Final Utility plans and Final Plat.
Again, it is the intent of the project planner and Northern Engineering to
request a utility coordination meeting as a part of the Final Utility plan
process.

10 Additional comments from Stormwater Utility:
It does appear from the contours that this spill does occur farther to the
south than the Master plan indicates. At Lime of final design, the exact
extent of the spill will be delineated and routed through the site. A drainage
easement will be sized Lo accommodate this flow. Cross sections will be
provided to adequately show this.
2. These culverts do exist, however, they appear to have been abandoned for
some time. They are completely filled with sill. and trash, and should be
removed as a part of this project. We do not believe that any upstream
runoff enters this site from these culverts.

5. The floodplain will be delineated on the final submittal. The owner will also
be advised as to the issue of ownership of the floodplain area.
11. Additional comments from Engineering:
A proposed sketch of possible improvements to Timberline Road has been included
with this resubmittal.
Sidewalk widths will be discussed by the project planner.
15' Utility easements along Timberline and Prospect as well as 9' easements along
Midpoint and Specht Point Drive will be provided.
Please feel free to call if you have any questions regarding this letter, or have any other
questions regarding this project. Revised Preliminary Utility plans or Preliminary Drainage
study will not be resubmitted with this letter.
