Box 580 Fort Collins, CO 80522 Dear Mike; cu'YPQP* urban design, inc. 3555 stanford road, suite 105 fort collins, colorado 80525 (970)226-4074 FAX (970) 226-4196 Attached are five prints of the Spring Creek Center PUD, Preliminary indicating revisions made in response to the final City Staff Comments. Specific responses include: * Proposed improvements to Timberline and planned lane striping on Timberline, Midpoint, and Specht Point have been shown. * Preliminary dimensions from buildings to the nearby property lines have been added as we discussed. Complete building envelopes will be included as required with the Final PUD. * Lot 5 has been redesigned as we discussed. * The major pedestrian spine tying each site to both Timberline and Specht Point has been emphasized beyond the normal requirements of the LDGS, and includes raised patterned concrete crosswalks. The remainder of the extensive pedestrian circulation system provides safe convenient connections among on site uses and with the open space along Spring Creek. Because of drainage and maintenance concerns - as well as the desire to clearly emphasize the major east -west spine - secondary crosswalks are not elevated. Ten sets of prints, reductions, and color renderings will be submitted by April 21 st, in anticipation of the April 28th P&Z hearing. We appreciate your assistance in the planning of this project.
