Seiler Subdivision Nlinor Plat which was presented before the Conceptual
Review Tcam on Mav ld. 1990.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: May 14, 1990
ITEM: Seiler Subdivision, Minor Plat
APPLICANT: David Stephenson, Wheeler Realty/Better Homes 1125 West Drake
Road, Fort Collins, CO. 80526
LAND USE DATA:
Request for Minor Subdivision to combine three existing lots into two lots. The
location is the northwest corner of West Mountain Avenue and North
Washington Street. The site is currently known as the Mitchell Property. There
are two homes on the three lots with the home fronting on and at 900 West
Mountain being a 2 level structure, with separate dwelling units/living quarters
on each floor. The three lots are all presently under the same ownership.
COMMENTS:
1. The existing zoning for this site is RL. The intent of the Applicant is to
create two (2) new lots of 7,294.63 square feet each out of three (3)
existing lots being 6,184.1 sq. ft., 4,485.65 sq. ft., and 3,919.5 sq. ft. in size.
There are no zoning concerns since the proposed use will conform to
existing zoning code. The two lots will exceed the minimum 6,000 sq. ft.
lot size allowable.
There is a home
at 900 West Mountain
that fronts on
that street. The
second home is at
109 North Washington,
adjacent to an
existing alley. A
large open area with significant mature
vegetation remains between the
structures. No new
houses or auxiliary structures
are being
planned for this
subdivision. The house on West Mountain
will continue
to be a 2-living
unit structure and
the house on North Washington
will be a single family
residence.
3. Water and sewer services exist to both houses and are adequate to serve the
proposed uses. No services were ever tapped into the middle lot of the
Mitchell Property so no water and sewer service abandonment is necessarv.
4. Electric Power to the two houses is adequate for the proposed uses and will
not have to be upgraded at this time.
5. A drainage report for this site will not be required as long as no new
structures or pavement are added creating increased impervious areas.
6. The City Engineering department may have specific comments concerning
the subdivision plat after their review.
7. A neighborhood meeting will not be required for this submittal. A formal
submittal of the Seiler Subdivision, Minor Plat was made on Monday, May
14. 1990. Please see the Review Process section, Steps 1-4, of the enclosed
Minor Subdivision guideline for the review schedule. A signed mylar copy
of the subdivision plat must be submitted to the Development Services
office prior to the public hearing with the Director of Planning.
