LAND USE DATA:
Request for office use at an existing residence, located at 2115 W. Mulberry.
COMMENTS:
1. The property is zoned M-L, Low Density Mobile Home. The proposed use of
offices would require approval of a PUD.
2. The Light and Power Utility requires a Commercial-1 Form, to evaluate the
electrical rate. The existing rate may be a residential rate and with the
proposed office use, may need to be converted to a commercial rate.
3. All exterior portions of the first story of the house and carriage house must be
within 150' of fire equipment access points. The access point for the fire
equipment would be measured from where the driveway intersects with the
proposed parking area. If this requirement cannot be met, automatic fire
extinguishing systems would be needed. Adequate turning radii are needed for
the fire equipment to negotiate turns in and out of the proposed parking area.
A 20' inside and 40' outside . turning radius is needed. The Poudre Fire
Authority would need key access to the security gate.
4. Any existing, damaged curb, gutter and sidewalk must be repaired.
5. Street oversizing fees will not be applied to this proposal, since there is no
requirement for a building permit.
6. A Certificate of Occupancy is required for the change of use to the office use.
7. The additional impervious area proposed with the parking area may be offset by
relocating brick pavers from elsewhere on the site. If this is planned, a letter
from the property owner indicating the amount of area that is being offset and
where the offset is occurring, is needed.
8. An access easement for the parking and drive area needs to be provided by the
property owner, or a letter permitting access and releasing the City from any
liability from fire equipment using this area for access could be substituted.
9. The Stormwater Utility will evaluate the operation and maintenance rate for'
monthly billing.
10. The proposed office use for computer software development is a desirable land
use for this area and for Fort Collins.
