HomeMy WebLinkAboutFIRE STATION NO 10 PUD PRELIMINARY AND FINAL - 58 92 - CORRESPONDENCE - STAFF'S PROJECT COMMENTSand Planning November 13, 1992 Poudre Fire Authority c/o Eugene Chantler 102 Remington Street Fort Collins, CO. 80524 Dear Gene, Staff has reviewed your submittal documents for the Fire Station 10 P.U.D., Preliminary & Final, and would like to offer the following comments: 1. A copy of the U.S. West comments is attached to this letter. 2. The source for the electric transformer is in the northeast P�1 corner of the site and the transformer is being located at the southwest corner of the site. City Light & Power would like for you to consider relocating the transformer, or at least be aware that your primary service charge is $8.15 per foot (this being the 1992 charge; the 199.3.charge may be more) from the northeast corner of the site to the transformer (plus normal development charges). 3. City Water/Wastewater requires that a utility plan (.prepared by a licensed engineer) showing the utility mains, water and sewer services and their- relationship to these mains, and all appropriate detail drawings be submitted for review. Is the sand/oil separator to be connected to the sanitary sewer or the storm sewer? If it is connected to the sanitary sewer, what will be discharged into it? 4. A copy of the Stormwater Utility comments is attached to this letter. 5. RBD Engineers is currently updating/re-doing the drainage report and utility plans. Engineering Professionals (no longer in existence) 'did the original plans and report which were approved and recorded when the minor subdivision for this site. was done. 6. Maximum visibility is needed for fire trucks pulling onto Timberline Road. Austrian pines will cause visibility problems. This has been an issue at other stations, and can be a problem even if there is a stop light at the intersection. 281 North College Avenue • P.O. The species of the ornamental trees (Newport Plum and Cockspur`� Hawthorn) along Timberline Road should be changed to shade trees with a higher branching habit to avoid visibility problems. Also, the Cockspur Hawthorn on the south side of the building should be changed to Thornless Cockspur Hawthorn (Crataegus crusgalli 'inermis'). 8. A drought tolerant blend of turf grass, possibly a fescue blend sod, is being recommended for this site. Q9.Some plantings should be included along Vermont Drive. Proper plant selection is the recommended approach, not just elimination of landscaping. 10. The trash enclosure will be visible from timberline Road and should be screened with plant materials. 11. The setback for this building along Timberline Road should be consistent with setbacks and landscape treatment for other uses in the area. The use of berms is a good mitigation measure that may be considered. 12. The maximum building height must be shown on the Site Plan and l , indicated on the elevations. Building material colors should CACrbe added to the elevations. 13. Information on the .site lighting package and the proposed signage should be submitted for review. It is important that the lighting be down directional and not allow off -site spillage. Staff would like to review the size, materials, and type of lighting on the sign. AM 4 / - . This completes the review comments at.this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. Please be aware of the following dates and deadlines to assure your ability to stay on schedule for the December 17, 1992 Planning and Zoning Board hearing: Plan revisions are due November 25, 1992 by 12:00 noon. Please contact me for the number of folded revisions required for each document. PMT1s, renderings, and 8 folded copies of final revisions (for the Planning and Zoning Board packets) are due December 7, 1992.
