STATEMENT Of OWNERSHIP, SUBDIVISION, DEDICATION AND DECLARATION Of PROTECTIVE
COVENANTS
Know all men by these presents: that the undersigned, being all the owners and proprietors of the
following described land, to wit:
A tract of land located in the Southeast quarter of Section 30, Township 7 North, Range
68 West of the 6th P.M. of Larmer County, Colorado, begin a portion of Lot 3,
Timberline Plaza P.U.D. a plat of record in the office of the Clerk and Recorder, of said
Larimer County, and being more particularly described as follows:
Considering the East line of the Southeast quarter of said Section 30 as bearing North
00026'300' East and with all bearing contained, herein relative thereto:
Commencing at the Southeast corner of said Section 30; thence along the East line of
said Southeast quarter North 00026'30' East 1163.98 feet to the Easterly prolongation
of the North right-of-way of Danfeld Court; thence along said Easterly prolongation North
89644'29' West 74.96 feet to a point on the North right-of-way of Danfield Court; thence
23.51 feet along the arc of a non -tangent curve concave to the Northwest, having a
central angle 89049'00', a radius of 15.00 feet, and the long chord of said curve bears
North 45021'00' East 21.18 feet to the West right-of-way of Timberline Road; thence
along said West right -of way North 00026'30' East 573.04 Feet to the TRUE POINT OF
BEGINNING of this description; thence North 89651'35' West 236.71 feet to the West
line of Lot 3 of said Timberline Plaza P.U.D.; thence along said West line North
00021'29' East 115.00 feet to the South right-of-way of Vermont Drive; thence along said
South right-of-way South 89051'35' East 221.80 feet; thence 23.64 feet along the arc of
tangent curve concave to the Southwest, having a central angle of 90018'050, a radius
of 15.00 feet, the long chord of said curve bears South 4404232' East 21.27 feet to the
West right-of-way of Timberline Road; thence along said West right-of-way South
00026'30' West 99.92 feet to the point of beginning.
Contains 0.624 acres or 27,182 square feet more or less have caused the same to be surveyed and
subdivided into one lot to be know as the Plat of FireStation No.. 10 and is subject to all easements and
rights -of -way now on. record or existing or indicated on this plat and does hereby dedicate and convey
to and for public use, forever hereafter, the streets and easements as laid out and designated on this
plat, provided however that: (1) acceptance by the City of this dedication of easements does not impose
upon the City a duty to maintain the easement so dedicated, and (2) acceptance by the City of this
dedication of streets does not impose upon the City a duty to maintain the streets so dedicated until
such time as the streets are inspected and accepted by the City Engineer.
