Engineering - The traffic study amendment has been waived. The alternative mode survey has
been received and reviewed and is acceptable. It is recommended that the applicant consider
relocating the play area away from the intersection of Prospect and Riverside due to safety and
health concerns.
Conditions of approval —1) The dedication of right-of-way, to arterial standards (57.5 feet '/2
row), on Riverside Drive and Prospect Road must be received by July 15, 2000. If this is not
received neither a certificate of occupancy or a temporary certificate of occupancy will be issued
for this project. 2) If at any time during the operation of the school if the stacking of cars to drop
off or pick up children becomes a problem or a public safety issue, such as but not limited to the
backing up of cars or stacking of cars on the public street, the applicant is required to modify the
interior circulation of the site to solve the problem. 3) The school is limited to 160 students
(number of students indicated in letter of explanation). Any request to increase the number of
children will require rereview of the project under the criteria in place at that time. 4) The first
two parking stalls, as indicated on the site plan, are eliminated.
