Dear Lloyd,
Staff has reviewed your submittal documents for the Prospect -
Riverside (Minor) subdivision, and has the following comments to
offer:
1. This request is being processed as a "use=by-right" in the IG,
General Industrial Zoning District; however, the City is
requesting that the developer submit a landscape plan (5
copies) with the subdivision plat for our review. I would like
to stress the importance of following the Prospect. -Corridor
Plan Standards & Guidelines. This site is located within the
study boundary of the plan. A draft of the plan will be
available on Friday, October 30th at the Planning office.. The
Prospect Corridor -Plan is scheduled to go to the Planning and
Zoning Board on November 16th of this year and to Council in
December for adoption. Please contact Janet Meisel with the
Planning Department at 221-6376 if you have any questions
about the plan.
2. A copy of the Stormwater Utility's comments is attached to
this letter.
3. The Water/Wastewater Department has stated that utility plans
must be approved prior to any construction being allowed on
this site.
4. U.S. West Communications is requesting the addition of 10'
utility easements along the east and north property lines of
both Lots 1 & 2.. They are also requesting that the 8' utility
easement along the south property line of Lot 2 be increased
to at least a 12' width.
5. The monumentation as described on the subdivision plat does
not meet State Statutes.
6. The City is requesting a full 80' ROW width for Riverside
Avenue along the entire west side of Lot 1. It would appear
that the curve at the northwest corner of this property does

on East Prospect Street.
9. East Prospect Road and Riverside Avenue are both arterial
streets. The standard utility easement width along an arterial
is 151, not 81.
10. A copy of the City's conceptual review comments is attached to
this letter.
This completes staff comments at this time. An administrative
public hearing with the Director- of Planning has been scheduled for
Thursday, November- 12, 1992, at 1:.30 P.M. in the Planning
Conference Room. Please submit 3 copies of revised plats and 2
landscape plans to this office by Friday, November 6th. I am
available to answer all questions you may have about these
comments.
