Collins, Colorado Dear Ted, F C I E r V F_ Nov i,j!ji In response to the comments in your letter dated October 27, 1992, concerning the Padia one lot subdivision plat, we respond and have addressed the comments as follows: 1. Noted: An adjustment has been made to create a "flagpole" lot in order to provide for the appropriate 20' frontage required The proposed lot, m-fact, actually fronts more than 22' of the Hemlock Street Right -of -Way. Attached is a copy of a portion of the assessors map which represents the Right -of -Way extending to the westernmost boundary of Block 25 of Riverside Park. Also attached is a copy of the the assessors ownership legal description. 2. The 80 foot Right -of -Way represented on the plat for Hemlock, is as represented on the subdivision plat for Riverside Park. It is also represented on the assessors maps. It is also represented on a property survey for Joe Padia performed by Stewart and Associates. We have no information indicating the a portion of the Hemlock Right -of - Way width has been vacated. ©3 This comment was prompted by the size of the building; alternative building scenarios are being studied which would re designate the building type. 4. Noted: The owner has been made aware of the channel diversion project. There is no immediate affect on this proposal. 5. Noted: 6. Noted: See item 10. 7. Noted: The extent of the Drainage, Grading and Erosion control report is being discussed with Glen Schlueter of the Storm Water Utility. We note that the offsite drainage easement could be an issue. It is under investigation and discussion with the Storm Water Utility at this time. 8. Noted: The plat has been revised. 9. Noted: associated with item 7. 10. Noted: The site is located within the 100-year flood fringe: The Stormwater Utility has supplied us with an Application for Flood Plain Use Permit which is to be completed and returned to the Storm Water Utility. Our understanding is that the building permit will only be approved by the Storm Water Utility if this application is completed The application is copied to Building Inspection, Construction Inspection and Storm Drainage. The data provided on this application is consistent with the flood 4836 S. (continued) plain data added to the plat according to Item 8 requirements. We understand that an Elevation Certificate is required after construction of the building. 11. Yes.
