KNOW ALL MEN BY THESE PRESENTS: That the undersigned, Joe M.
Padia, being the owner of the following described land, to -wit:
A tract of land situate in the South Half of Section 2,
Township 7 North, Range 69 West of the 6th P.M.,
I ncluding a portion of Lots 19 through 28 in Block 25 of
Riverside Park Subdivision, City of Fort. Collins, County
of Latimer, State of Colorado, which considering the
north line of the Southeast Quarter of said Section 2 as
bearing North 89055100" East and with all bearings
contained herein relative thereto, and being more
particularly described as follows:
Beginning at the center one -quarter corner of said
Section 2; thence South 00*111001 West, a distance of
287.80 feet; thence South 89056'00" West, a distance of
20.00 feet; thence North 00011'00" East a distance of
287.78 feet; thence North 89055100" East, a distance of
20.00 feet to the point of beginning.
Said tract of land contains 5,755.84. square feet, more
or less,
does hereby grant to the City of Fort Collins, a Colorado municipal
corporation, an access easement across said property for use by
emergency vehicles only. Grantor reserves the right to use said
property for any purpose, including access, which does not
interfere with the rights granted to Grantee.
The undersigned understands and agrees that by accepting this
dedication, the City of Fort Collins does not accept any duty of
maintenance of such easement.]
