E"W. ADDITIONAL DISTRIBUTION: Dan Jensen, d. Jensen Enterprises Warren Jones, Poudre Fire Authority Kirsten Whetstone, City Planning Lloyd McLaughlin, RBD, Inc. DATE: April 16, 1991 RE: Meeting with Poudre Fire Authority PROJECT #: 3071 On April 5th, Dan Jensen and I met with Warren Jones of Poudre Fire Authority to discuss fire protection questions related to Burns Ranch at Quail Ridge. The key points discussed were: * Phase One development may include lots that are technically beyond the 660' limit with a single point of access, without a requirement for residential sprinklers. As a guideline to determine how far the limit could reasonably be varied, it was suggested that the portion of Skimmerhorn between Overland Trail and the first planned lot could be deleted from the 660' measurement. * With Phase Two, either a second point of access will be constructed, or residential sprinklers will be provided in homes that exceed the 660' limit - as modified above. * Homes on the large "subdivision lots" will be sprinklered in either case. * A combination trail extension, maintenance drive (serving the Pineridge Open Space area), and emergency access lane would be considered by PFA as an acceptable second point of access.
