On Thursday September 20, 1990, at 1:30 p.m. in the Planning Department
Conference Room, 281 N. College Avenue*, the Director of Planning will hold
an administrative review hearing to consider a minor subdivision proposal in
your neighborhood.
This request is known as the Faith Evangelical Free Church Parking Lot Minor
Subdivision, Case #30-90, located at approximately 1600 West Drake Road, just
to the north of the Faith Evangelical Free Church at 1601 West Drake Road.
The property is in the RL, Low Density Residential Zoning District. A
parking lot is a use by right in this zoning district and will have to meet the
City's parking lot requirements found in section 29-493 of the City Code.
This request consists of a proposal to create a four lot subdivision totalling
3.264 acres to create legal lots and tracts for the proposed church parking lot,
for a land exchange between the City and Faith Evangelical Free Church, and
for dedication of a tract of land to the City of Fort Collins for the
bikeway/trail system. The land is currently vacant and unplatted. This
hearing is for consideration of the subdivision plat only, creating legal lots for
the church parking lot. No buildings or structures are proposed for the lots.
The plat will also dedicate to the City a tract of land for continuation of the
Spring Creek Trail system to the traffic signal at Dunbar and Drake and will
facilitate an even land exchange of approximately 0.266 acres between the City
and Faith Evangelical Free Church.
This administrative review request is being processed and reviewed in
accordance with Section 29-644 (g) of the City Code.
