Dear Ms. Viehweg:
City Staff has reviewed your submittal for Stepping Stones Preschool & Child
Care Center P.U.D. and offers the following comments:
1. The existing fence that encloses the rear play yard should be 6' in height
and provide at least 75% opacity to the adjacent properties. The height and
materials requirement may be waived if you were to seek approval from
the neighbors. The addition of plant materials along the fence to the
north, south, and west should assure adequate visual and noise buffers. The
mugo pines indicated on the site plan are probably not the most
appropriate plants for the locations shown. Possibly talking to someone at
one of the local nurseries would be beneficial .in making your plant
selection.
2. It will be important to adequately screen the rear fence to prevent children
from climbing and assure that the gate in the northwest corner of the
property is always locked. The presence of the New Mercer Canal is a
potential_ hazard if any child was to accidentally wander into that area.
3. Delete General Note._6 - Variances from the site plan. Variances should
not be granted by the Planning & Zoning Board.
4. If there are no changes in the drainage patterns or runoff volume on -site,
would you please submit a written statement documenting this to:

5. General Note 2 should be changed to read:
Only one employee other than the owner/operator will be on site whenever
the number of children present exceeds six.

6. Under SITE DATA the following correction should be made: Parking
Provided on Site.
7. Under 'Hours of Operation' under SITE. DATA please include the following
statement:
Drop-off and pick-up of children must occur on -site, and will not be
allowed on Meadowlark Avenue..

This concludes staff comments at this time. In order to stay on schedule for
the August 27, 1990 Planning and Zoning Board hearing, please note the
following deadlines:
Plan revisions (3 copies) are due August 8, 1090 by 12i00 noon.
A PMT, colored rendering of the site plan, and 10 prints are due August
20, 1990.
The final mylar is due August 23, 1990 by 12:00 noon.
Please call me at 221-6750 at your earliest convenience to discuss these
revisions and assure staying on track.
