- Index Sheet GN-1.0, parking table: please correct "handycap parking" and
replace with "handicap" or "accessible" parking. Please also add a line for the
compact spaces on the west side of the site.
- Index Sheet GN-1.0, site plan notes: These need to be edited. Some notes
that are "if applicable" (9 and 10) do not need to be included, and the first note
appears to be missing some words. In note 15, correct "accessable" to
"accessible."
- Sheet C3.0, site tabulation: Please remove the Magnolia Street parking, as
on -street parking does not count toward total parking calculations.

show a proposed grade line and does not meet our requirements for grade
breaks up to the existing sidewalk. Please adjust this with the next submittal.
The western edge of the alleyway is the tie in point where proposed matches existing elevations.

The review meeting discussion was to shift the irrigation service about 32-feet

Development Plan (Sheet E-2.0) does not meet multiple code requirements
outlined in LUC 3.2.4. Please adjust appropriately, making sure that the
following points are addressed:
LUC 3.2.4.(C) and (D)(7): Site lighting, except for loading/unloading platforms
and under fuel canopies, shall not exceed 10 foot-candles. Measurements of
>20 foot-candles are shown on the current lighting plan in multiple locations.
LUC 3.2.4.(D)(8): Light levels measured 20 feet from the property line shall not
exceed 0.1 foot-candles. The current lighting plan does not show lighting levels
20 feet from the property boundary.
LUC 3.2.4.(D)(11): All lighting must have a correlated color temperature (CCT)
of 3000K or less. The cut sheet currently indicates that 4000K is used.

Parks maintains the streetscape landscaping and has existing irrigation along
College Ave and a portion of Magnolia Street to the first existing curb cut. See
redlines for highlighted areas noting locations of city maintained landscape and
irrigation. Parks does not want any changes to the streetscape landscaping or
irrigation. Please show existing landscaping and irrigation infrastructure on
Demo, Site, and Landscape Plans and label "Existing landscape and irrigation
to remain and be protected in place throughout construction activities." Please
coordinate with the Parks dept. on irrigation disruptions with:
a. The dates of disruption,

medians and planters in the tree lawn along College Ave. from this location,

responsibility of the contractor to repair or replace at no cost to the city."

Please confirm the existing driveway and curb cut at the northeast of the site will
be demo'd and replaced with sod. The driveway appears on the site plan, but
is not labeled for demolition on the demolition plan. The drive does not appear
