03102/2020: FOR FINAL PLAN: Please add the standard site plan notes. I can
provide these if needed. In particular, note that signage must be approved by
separate sign permit. The plan set cover or index sheet may also need to be
updated to meet City standards (for example, there is no signature block). I will
provide more details about required elements.
Acknowledged.

05/08/2020: For Final Approval - Updated:
The legal descriptions provided meet our requirements. However, a current
surveyor with King Surveyors will need to prepare and stamp the legal exhibits
before it is recorded. The next step in this process is for the applicant team to
execute the deed template that was provided in the 2nd round redlines, this
template can also be found at this address:
https://www.fcgov.com/engineering/pdf/GeneralDeed.doc?l568214756 . After
this step is complete, we can calculate recording fees and get the document
recorded.
Updated legal exhibits signed by a current King Surveyors employee.
12/17/2019: For Final Approval:
Please continue to work with me and Technical Services to get the utility
easements dedicated.

If the 30 inch diameter Green Ash tree adjacent to the alleyway is going to be
removed with this project, please show a continuous curb and gutter along the
alleyway. Previously we allowed for a gap in the curb and gutter to allow for less
disturbance to the tree.

The new transformer location is still located within a public utility easement
along right of way. This is not preferable, but if this is the only location that will
work, we can consider it. Please make changes to your landscape plan to
3
reflect the transformer location. The transformer must have a 3 foot clearance
from any bushes that could interfere with the maintenance of the transformer.

Due to the placement of the storm sewer main within the critical root zone of
tree #1, the overall health of the tree canopy, and considering the future
presence of EAB in Fort Collins, City Forestry recommends removing and
mitigating this tree. Mitigation in the form of placing mitigation trees on -site or
providing a payment in lieu are acceptable.

Texas Red Oak and Shumard Oak are very similar species (nearly identical).
Forestry recommend replacing one of these species with another type of
canopy shade tree such as Choice City Elm, Chinkapin Oak, or Hackberry.
