I am enclosing a packet of information that gives you the current status of the proposal. The documents enclosed are: 1. A notification letter addressed to Kim Stuart, dated January 26, 1993, advising him of the Planning and Zoning Board's decision on the Overland Hills West - RF Site Plan Review on January 25, 1993. The Board approved the Preliminary Subdivision Plat and the Final Cluster Development Site Plan. 2. A copy of the portion of the Planning and Zoning Board Meeting Minutes of January 25, 1993; being that portion relating to Overland Hills West - RF Site Plan Review. 3. A copy of the City Project Planner's staff report and recommendation to the Planning and Zoning Board for the Board's public hearing on January 25, 1993. 4. A copy of portions of the City of Fort Collins Zoning. a) Sections 29-111 through 29-116: RF, Foothills Residential Zoning District requirements. b) Article V. SUBDIVISIONS: Sections 29-621 through 29-643. 5. A copy of the City's Development Review process. 6. A copy of the City's RF Cluster Development Plan Review process. The Overland Hills West development proposal currently has final land use approval based on a cluster development plan. It has preliminary approval only of the subdivision plat requirements. Preliminary approval does not give vested rights that allow construction to begin on the property. The final subdivision plat process, development agreement (between the developer and the City), and utility plan approval is normally 8 to 10 weeks in length. The subdivision plat and supporting documents cannot be recorded until the development agreement and utility plans are signed by the City.
