RE: Overland Hills 2nd PUD
I have reviewed the secondary point of access issue of the
Overland Hills PUD and have found that due to the low number
of impacted homes and the likelihood of future street
connections as well as the close proximity of a fire hydrant
to the impacted lots, the 660' deadend road length should not
be applied. For these reasons, Plat Note One (1) on the
recorded plat requiring fire sprinkler systems beyond 660" can
be removed.
Section 2.301(a) allows the Fire Chief to modify any
provisions of the fire code where there are practical
difficulties in the strict application of the code provided
that the spirit of the code is complied with. I believe this
section applies to this situation. This decision applies only
to this project and should not be applied to any other
project. A greater number of impacted lots, longer distances
beyond the standard, lack of water supply and less probability
of future street connections would require the installation of
fire sprinkler systems.
