Mulberry Fort Collins, CO 80524 Dear Mr. King: City staff has reviewed your request to amend the 203 W. Mulberry PUD and has the following comments to make: 1. Stalls and aisles for the additional auto display area need to be delineated on the site plan. 2. Note #5 on the site plan (re: drainage study) should be deleted. 3. There is an increase in runoff due to the additional paving; however, since the additional runoff is not significant, the Stormwater Utility is granting a variance to the requirement for on -site detention. 4. There is an existing low area that appears to have historically drained west to east, across this site, that has now been blocked due to the grading of the new parking lot. This must be addressed either by the landowner upstream accepting it or by draining this area. Standing water in this area may also cause problems with the subgrade of the new asphalt. For further information on this issue, contact Glen Schlueter of the Stormwater Utility. 5. Landscape islands in the interior of the paved area should be provided to break up the mass of paving and to offset the increased runoff from the additional paving. 6. The height and materials used (ie. 6' wood cedar, etc.) for the existing fencing along the south and west property lines need to be specified on the plan. 7. Clarification is needed on the site plan regarding the proposed placement of perennials/ground cover and the nature of planters indicated near the southwest corner of the site. C 28"l N. By noon on Monday, December 10, 1990 ten folded copies of the site plan, a colored rendering of the site plan (unfolded) and an 8-1/2 x 11" PMT reduction (xerox copies not acceptable) must be submitted.
