Permanent improvements, in relation to landscaping and additional curb & gutter, will have to be made in conjunction with the approval of this request. 2. The existing and proposed landscaping should be differentiated accordingly on the site plan. The shrubs at the front of the building should be labeled "existing" and new landscaping should be labeled "proposed". 3. A note should be added to the Site Plan stating that "a four' wide sidewalk may be required to be constructed along the frontage of the property at some time in the future". 4. Unless it is your intent to use the driveway to the warehouses as part of this request, the PUD will relate to only the legal plat for the Moore Addition, First Filing. The legal description on the Site Plan must be verified prior to recording of the document. Also, the notes at the upper left portion of the Site Plan denoting the various delineations on the drawing should be revised to read: * Denotes legal plat (Limits of PUD) -note only, these limits should be revised to show that the property line is set back 5' from the curb on Thunderbird Drive and should shift accordingly 5' to the north. * Denotes easements -note only, These easements should be verified prior to recording of the document. The recorded plat in the City files shows only a 12' utility easement along the north property line. * Denotes leased property -no changes 281 N. College AvenLIC • P.O.
