THE IRRIGATION PLAN MUST BE REVIEWED AND APPROVED BY THE CITY OF FORT COLLINS WATER UTILITIES DEPARTMENT PRIOR TO THE ISSUANCE OF A BUILDING
PERMIT. ALL TURF AREAS SHALL BE IRRIGATED WITH AN AUTOMATIC POP-UP IRRIGATION SYSTEM. ALL SHRUB BEDS AND TREES, INCLUDING IN NATIVE SEED AREAS,

THOROUGHLY INCORPORATED INTO THE SOIL OF ALL LANDSCAPE AREAS TO A DEPTH OF AT LEAST SIX6 INCHES BY TILLING, DISCING OR OTHER SUITABLE METHOD, AT
A RATE OF AT LEAST THREE CUBIC YARDS OF SOIL AMENDMENT PER ONE THOUSAND 1,000 SUARE FEET OF LANDSCAPE AREA. PRIOR TO THE ISSUANCE OF ANY
CERTIFICATE OF OCCUPANCY, A WRITTEN CERTIFICATION MUST BE SUBMITTED TO THE CITY THAT ALL PLANTED AREAS, OR AREAS TO BE PLANTED, HAVE BEEN

5. INSTALLATION AND GUARANTEE: ALL LANDSCAPING SHALL BE INSTALLED ACCORDING TO SOUND HORTICULTURAL PRACTICES IN A MANNER DESIGNED TO
ENCOURAGE UIC ESTABLISHMENT AND HEALTHY GROWTH. ALL LANDSCAPING FOR EACH PHASE MUST BE EITHER INSTALLED OR THE INSTALLATION MUST BE
SECURED WITH AN IRREVOCABLE LETTER OF CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT FOR 125 OF THE VALUATION OF THE MATERIALS AND LABOR PRIOR
TO ISSUANCE OF A CERTIFICATE OF OCCUPANCY FOR ANY BUILDING IN SUCH PHASE.
6. MAINTENANCE: TREES AND VEGETATION, IRRIGATION SYSTEMS, FENCES, WALLS AND OTHER LANDSCAPE ELEMENTS WITH THESE FINAL PLANS SHALL BE CONSIDERED AS
ELEMENTS OF THE PROECT IN THE SAME MANNER AS PARING, BUILDING MATERIALS AND OTHER SITE DETAILS. THE APPLICANT, LANDOWNER OR SUCCESSORS IN
INTEREST SHALL BE OINTLY AND SEVERALLY RESPONSIBLE FOR THE REGULAR MAINTENANCE OF ALL LANDSCAPING ELEMENTS IN GOOD CONDITION. ALL
LANDSCAPING SHALL BE MAINTAINED FREE FROM DISEASE, PESTS, WEEDS AND LITTER, AND ALL LANDSCAPE STRUCTURES SUCH AS FENCES AND WALLS SHALL BE

THESE PLANS.

ARCHITECTURAL ELEVATIONS
1. ALL PLANTING BEDS SHALL BE MULCHED TO A MINIMUM DEPTH OF THREE INCHES.
15. MAINTAIN A MINIMUM OF THREE FEET OF CLEARANCE ON EACH SIDE OF FIRE DEPARTMENT CONNECTION FDC. NO VEGETATION OTHER THAN TURF OR GROUND
COVERS SHALL BE PLANTED IN FRONT OF FDC.

FREE OF LARGE CLUMPS, FLUFFY YET FIRM, MOIST BUT NOT WET.
C. SEEDING:
1. SEEDING SHALL BE DONE IMMEDIATELY AFTER SOIL PREPARATION OPERATIONS TO DISCOURAGE
WEED COMPETITION. SEED SHALL BE EVENLY DISTRIBUTED OVER GROUND ON A STILL DAY INTO A
SLIGHTLY MOIST SEEDBED, USING AN APPROVED DRILL SEEDED FOLLOWED BY PACER WHEELS, DRILL
SEED IN TWO DIRECTIONS 90 DEGREES TO EACH PASS. SHALLOW DRILLING OF NO GREATER THAN ”,
AND NARROW 2-” SEEDER ROW SPACING HAVE PROVEN TO BE CRITICAL IN OBTAINING RAPID
SEED ESTABLISHMENT. IN AREAS NOT ACCESSIBLE FOR DRILL SEEDING A BROADCASTING SEEDING
METHOD IS ALLOWED AND SHALL BE SEEDED AT DOUBLE THE SEEDING RATE AND SHALL BE RAED

1. WEED CONTROL IS AN IMPORTANT FACTOR FOR NATIVE GRASS ESTABLISHMENT. TIMELY MOWING
OPERATIONS ARE THE MOST SUCCESSFUL METHOD OF CONTROL. MOW AT SIX 6 INCHES WITH A
FLAIL TYPE MOWER. NO MOWING FOR THE FIRST SIX 6 WEES AFTER SEEDS SPROUT MOW WEEDS
BEFORE ANNUAL SEED SET. IT SHALL BE NECESSARY TO MOW SEVERAL TIMES THE FIRST GROWING
SEASON, DEPENDING ON WHEN GRASS WAS SEEDED. FOR PERENNIAL WEED CONTROL, USE SPOT
CHEMICAL SPRAYING OR HAND WEED AFTER GRASS PLANTS ARE UP AND FAIRLY MATURE, AT THE
MINIMUM, PAST THE THREE TO FIVE 5 LEAF STAGE.
2. THE USE OF A SELECTIVE PRE-EMERGENT HERBICIDE SHALL BE REUIRED IN AREAS INFESTED WITH
CHEATGRASS BROMUS TECTORUM AND OTHER GRASSY WEEDS. A PRE-EMERGENT HERBICIDE SHALL
BE APPLIED IN LATE SUMMER PRIOR TO GERMINATION OF CHEATGRASS AND OTHER WINTER
ANNUAL WEEDS.
. ESTABLISHMENT TIME AND ACCEPTANCE FOR BOTH NATIVE AND NATURALIED GRASSES -
GERMINATION SHOULD START WITHIN THREE TO SIX 6 WEES. DEPENDING ON PLANTING TIME,
AVAILABLE MOISTURE AND SUCCESS OF WEED CONTROL, FULL ESTABLISHMENT AND INITIAL
ACCEPTANCE OF SEED CAN TAE A MINIMUM OF ONE 1 FULL GROWING SEASON, BUT CAN TAE
LONGER BASED ON WEATHER AND MOISTURE.
. SEEDED AREAS WILL NOT BE ACCEPTED UNTIL THE STAND OF GRASS DISPLAYS UNIFORM COVERAGE
OF THE SEED MIX PLANTED, WITH ALL SPECIES OF THE MIX BEING WELL REPRESENTED, AND MINIMAL
WEEDS ARE PRESENT, AS DETERMINED BY THE OWNERS REPRESENTATIVE.
TYPE A SOD - SPECIFICATIONS
A.TURF MASTER ENVIROTURF OR OTHER APPROVED EUAL. TURF SHALL BE AN EXTRA DURABLE AND DROUGHT TOLERANT TURF OF HYBRID FESCUES MIX. SOD MUST BE GROWN ON
A SANDY LOAM SOIL AND NOT CLAY SOIL. CONTRACTOR TO VERIFY SOD MEETS THESE SPECIFICATIONS WITH CIVIL ENGINEER.
1. ENVIROTURF IS A VERY DENSE, HARDY BLEND OF TURF. WITHIN THE FIRST 18 MONTHS OF ESTABLISHMENT, ENVIROTURF CAN USE 0-0 LESS WATER THAN ENTUCY
BLUEGRASS. IT CONTAINS ENDOPHYTES WHICHIS A NATURAL WAY TO WARD OFF INSECTS. IT IS DEEP ROOTING, WHICH MAES IT A MORE DROUGHT TOLERANT PLANT. IT THRIVES
IN SUN OR SHADE AND IS ADAPTABLE TO EVERY SITUATION.
B. SOIL PREPARATION & INSTALLATION OF SOD:
· THE AREA TO BE SODDED SHALL BE FREE OF DEBRIS INCLUDING WEEDS, PLANT MATTER, ROCS, CLODS, AND OTHER IMPERVIOUS MATERIAL OVER ONE 1 INCH IN DIAMETER.
AREA SHALL BE SMOOTH AND FREE OF LARGE CLUMPS, FLUFFY YET FIRM, MOIST BUT NOT WET. APPLY A BROAD SPECTRUM GRANULAR FERTILIER TO SOIL PRIOR TO
INSTALLATION OF SOD.
· LAY SOD 1” BELOW ADACENT PAVED SURFACES, ROLE SOD AFTER IT HAS BEEN LAID.
· ALL SODDED AREAS SHALL BE IRRIGATED WITH AN AUTOMATIC UNDERGROUND IRRIGATION SYSTEM.
1. THE TIME OF YEAR SEEDING IS TO OCCUR SHOULD BE OCTOBER THROUGH EARLY MAY.
2. PREPARE SOIL AS NECESSARY AND APPROPRIATE FOR NATIVE SEED MIX SPECIES THROUGH LOOSENING AND ADDITION OF AMENDMENTS THAT
PROMOTE WATER ABSORPTION AND RELEASE, THEN SEED IN TWO DIRECTIONS TO DISTRIBUTE SEED EVENLY OVER ENTIRE AREA. DRILL SEED ALL
INDICATED AREAS AS SOON AS POSSIBLE AFTER COMPLETION OF GRADING OPERATIONS.
. APPROPRIATE NATIVE SEEDING EUIPMENT WILL BE USED STANDARD TURF SEEDING EUIPMENT OR AGRICULTURE EUIPMENT SHALL NOT BE
USED.
. DRILL SEED APPLICATION RECOMMENDED PER SPECIFIED APPLICATION RATE TO NO MORE THAN INCH DEPTH. FOR BROADCAST SEEDING INSTEAD
OF DRILL SEEDING METHOD DOUBLE SPECIFIED APPLICATION RATE. REFER TO NATIVE SEED MIX TABLE FOR SPECIES, PERCENTAGES AND APPLICATION
RATES.
5. AFTER SEEDING THE AREA SHALL BE COVERED WITH CRIMPED STRAW, UTE MESH, OR OTHER APPROPRIATE METHODS.
6. PREPARE A WEED MANAGEMENT PLAN TO ENSURE THAT WEEDS ARE PROPERLY MANAGED BEFORE, DURING AND AFTER SEEDING ACTIVITIES.
7. WHERE NEEDED, TEMPORARY IRRIGATION SHOULD BE PROVIDED UNTIL SEED IS GERMINATED THEN WEEN THE SEED FROM IRRIGATION. IF
IRRIGATION IS USED, THE IRRIGATION SYSTEM FOR SEEDED AREAS SHALL BE FULLY OPERATIONAL AT THE TIME OF SEEDING AND SHALL ENSURE 100
HEADTOHEAD COVERAGE OVER ALL SEEDED AREAS. ALL METHODS AND REUIREMENTS IN THE APPROVED IRRIGATION PLAN SHALL BE FOLLOWED.
8. CONTRACTOR SHALL MONITOR SEEDED AREA FOR PROPER IRRIGATION, EROSION CONTROL, GERMINATION AND RESEEDING AS NEEDED TO
ESTABLISH COVER.
9. THE APPROVED NATIVE SEED MIX AREA IS INTENDED TO BE MAINTAINED IN A NATURAL LIE LANDSCAPE AESTHETIC. DO NOT MOW DURING HOT,
DRY PERIODS. DO NOT MOW LOWER THAN 6 TO 8 INCHES IN HEIGHT TO AVOID INHIBITING NATIVE PLANT GROWTH.
10.NATIVE SEED AREA WILL BE CONSIDERED ESTABLISHED WHEN SEVENTY PERCENT VEGETATIVE COVER IS REACHED WITH LESS THAN TEN PERCENT OF
COVER CONSISTING OF NOXIOUS WEEDS, NO BARE SPOTS LARGER THAN ONE FOOT SUARE, AND/OR UNTIL DEEMED ESTABLISHED BY CITY PLANNING
SERVICES AND EROSION CONTROL.
11. THE DEVELOPER AND/OR LANDSCAPE CONTRACTOR IS RESPONSIBLE FOR ADEUATE SEEDLING COVERAGE AND GROWTH AT THE TIME OF FINAL
STABILIATION, AS DEFINED BY STATE AND LOCAL AGENCIES. IF FINAL STABILIATION IS NOT ACHIEVED TO THE SATISFACTION OF THE AGENCY, THE
DEVELOPER AND/OR LANDSCAPE CONTRACTOR SHALL BE RESPONSIBLE FOR ADDITIONAL CORRECTIVE MEASURES TO SATISFY FINAL VEGETATIVE
REUIREMENTS FOR CLOSEOUT.
