Pacific Coast Supply is requesting a Land Use Modification and Alternative Compliance Request to retain
the existing chain link fencing as the enclosure around the existing South Lot Storage Yard and allow for
re-use of the existing North PL chain link fence for the rear Outdoor Storage Yard expansion on the North
Lot.
Land Use Modification and Alternative Compliance Request:
□ Discussion: The existing South Lot currently is fenced with a 6’ chain link fence with rolling gate at
the south access drive. This fence is new, in good condition and in keeping with the context of the
surrounding rural area. It is proposed that the south lot chain link fence remain as is. It is also
proposed, to reuse the existing North PL chain link fence for the rear Outdoor Storage yard expansion
on the North Lot. The North rear yard expansion has limited visibility from the frontage road and this
will allow reuse of existing chain link fence that is in good condition.
The north expansion lot frontage fence and rolling gate will extent midway along the new North PL
from the new Storage Bldg. 3, along the west site frontage with new west access gate, connecting to
the existing Admin Bldg 1. This new proposed site fencing will be a decorative, metal rail security
fence with masonry columns at approximately 16’ oc to meet City of Ft. Collins, LUC 3.8.11 Fence
and Walls design requirements.
To require replacement of the existing chain link fencing, would be an unnecessary expense for the
project and not in keeping with universal sustainable/material reuse building design goals. The new
decorative fencing with masonry piers has been focused along the project frontage, where it will have
visual impact. The rear yard fencing has limited visibility and maintaining the existing chain link fence
detail around the rear of the site, will provide a consistent, continuous fence detail in that location.
□ Request: Pacific Coast Supply is requesting the city waive the LUC 3.8.11 Fence and Walls design
restrictions not allowing the use of chain link fencing; to allow the existing chain link fence to be
maintained on the South Lot Outdoor Storage yard as is and allow the existing North Property line
chain link fence to be relocated at the North Expansion Lot, for the rear Outdoor Storage yard
expansion.
