RE: Variance Request, lot size and width, for a residence to
office conversion at 420 West Oak.

We request your board consider v lance requests from the lot
size requirement of 12,000 sq. ft. and lot width requirement of
100 feet, to allow the conversion of the existing duplex
residential structure to a professional office use.

The existing 11,000 sq. ft. lot is 55 feet wide and 200 feet
deep. The property is ideally suited for conversion with the
addition of parking in the rear of the property. There exists at
the present time other office uses adjacent the property. There
is a office building adjacent east with lot width of 40 feet and
one behind with lot width of 35 feet.
