My wife and I reside at 1201 Westward Drive, Fort Collins, Colorado 80521,
which has been our personal residence for thirty years. We have received notice
of the neighborhood meeting scheduled for Tuesday evening, August 21. Unfortu-
nately, we will be out of state that evening and unable to personally attend.
Please accept this letter as our statement of opposition to the proposed
P.U.D. We submit that this development would be an additional undue burden
on our neighborhood and would substantially increase the traffic flow on South
Shields Street which street is already carrying too much traffic.
Additionally, traffic would exit this fast food restaurant on to University
Avenue. A substantial amount of this traffic would travel west to a dead end
on City Park Avenue. A return by this traffic to Shields Street and CSU would
likely entail the use of Westward Drive. Obviously, this would create a very
detrimental impact on our street because of the high speed traffic and littering
which is always involved with a substantial percentage of the type of customers
who patronize such an establishment.
There is substantial unused appropriately zoned property in Campus West
Shopping Center and along West Elizabeth Street. Additional attractive property
need not be "down zoned" to accommodate another fast food restaurant which
would be such a detriment to our neighborhood.
The detrimental impact on heavily travelled South Shields Street is probably
the most compelling reason to deny the request. Left turns into the development
either directly or into University Avenue will double the existing accident
rate. A substantial percentage of the North bound traffic on Shields Street
already makes left turns at Campus West Shopping Center and West Elizabeth
Street. Another substantial segment of that traffic making left turns only

one block south of West Elizabeth will make the overall traffic situation dan-
gerous and virtually intolerable.
Numerous other reasons such as additional noise, foot traffic, including
the danger of crossing Shields Street without a traffic control, litter, odor,
and others are also compelling reasons for denial. We respectfully request
a recommendation from the Planning Department for denial.
