SUBJECT: AMIGO'S ON S. SHIELDS
The question of access to the proposed Amigo's Restaurant has been an issue since the project came
in for conceptual review. The two principal concerns from the Transportation Division staff is the
placement of the right-in/right-out on South Shields Street and its relationship to the 'Choices 95' project,
and the existing full movement access located directly north of the project on the Campus West property.
Since we have not been able to resolve any of these issues as of this date, Transportation Division is
willing to support a preliminary approval of the Amigo's project under the following condition:
The Amigo's project be granted preliminary approval with the condition that the
shared right-in/right-out access issue be resolved to the satisfaction of the
Transportation Division, between the adjacent property owners before Final Plans are
approved.
The right-in/right-out access be constructed to meet the selected design criteria of
the 'Choices 95' project.

All signage on this P.U.D. is restricted to the number, type,
and size as specifically noted on this P.U.D. Any
changes or deviations shall be reviewed, in advance, by the City of
Fort Collins by the administrative review procedure, including, at
the Planning Director's discretion, referral to the Planning and
Zoning Board.
As a condition of approval of this P.U.D., there shall be no

painted window signs, or other temporary window signs advertising
allowed.
As per the Sign Code, banners and pennants may be allowed 2cording
to the conditions of Section 29-601 of the City Zoning
Code.

The drive-thru menu board shall be screened from view from all
lines.

on-site directional signage shall contain no reference to logo, trademark, symbol, or other commercial message
and shall not exceed four square feet.
Please add the following notes to the Landscape Plan:
1. All landscaping must be installed or secured with a letter of
credit, performance bond, or escrow account for 125% of the
valuation prior to issuance of a Certificate of Occupancy.
2. A free permit must be obtained from the City Forester before
any trees or shrubs are planted, pruned, or removed from the public
right-of-way.
3. All plant materials shall be in accordance with A.A.N.
specifications for Number One Grade.
4. All turf areas shall be irrigate with an automatic pop-up
irrigation system. Trees and shrubs shall be irrigated with a drip
system.
