HomeMy WebLinkAboutCAMPUS WEST TEXACO NON CONFORMING USE - 47 90 - REPORTS - CITIZEN COMMUNICATIONPROSPECT/SUIELDS NEIGHBORHOOD ASSOCIATION 1000 West Prospect Fort Collins, CO 80526 Fort Collins Planning and Zoning Board 300 La Porte Avenue Fort Collins, CO 80523 December 3, 1990 RE: Proposal #47-90 CAMPUS WEST TEXACO Dear Members of the Planning and Zoning Board, Steve Olt, City Planner, has provided our Association with a blueprint of the Final Site Plan for the proposed CAMPUS WEST TEXACO EXPANSION. We understand this proposal will be processed as an expansion of a legal Non -Conforming Use and will be presented to the Planning and Zoning Board on December 17, 1990. These plans have been reviewed by our Project Review Committee and by the members of our Board at a recent meeting. In addition we have talked with property owners in the immediate vicinity. To date no opposition has been expressed to the proposed expansion. Several of our initial concerns are adequately addressed in the Final Plans. For example, the maintenance of a designated fire lane around the building coupled with clearly marked parking spaces on the new asphalt will encourage more orderly parking than now exists on the site. In addition the proposed curb and landscaping on the west side of the lot will prevent further trespass on the John XXIII parking lot as is now occurring. The Prospect/Shields Neighborhood Association appreciates the early notification of this proposal and the opportunity to have input into the planning process. As a matter of principle we prefer intensification in use and infill in already established business and commercial areas rather than further expansion of business; activities into established residential areas.
