STATEMENT OF PLANNING OBJECTIVES
Taco Bell has recently acquired an available property
immediately north of their existing property at South
College Avenue and Prospect Road. The acquisition of
this property will allow Taco Bell to achieve the
following objectives:
1. Construct a new restaurant with an increased
seating capacity and the convenience of a
drive-thru service capability, and
2. The ability to accommodate the City of Fort
Collins Transportation Department concerning
the dedication of additional right-of-way
along both College and Prospect to allow for
planned improvements to the intersection.
Initial consideration was given to an extensive remodel
and addition to the existing residence at 1530 South
College Avenue. However, site vehicular circulation
and open space requirements within the kitchen/food
preparation area rendered this design solution
unfeasible. Currently, Taco Bell is working with the
City of Fort Collins Housing Authority in an effort to
relocate the existing residential structure to another
property.

The new restaurants location on the site will allow the
existing Taco Bell to remain open during the time
period that the new facility is under construction.
ppUpon completion of construction, the existing
restaurant will be demolished and the sitework will be
completed. This scenario will allow for a two week
closed period as opposed to the restaurant being out of
operation for as much as several months.
