RE: Mars Landing - Variance Request to LCUASS Chapter 7.4
Dear Spencer,
Please find this letter as our formal request for an administrative variance to the requirements set forth
in Chapter 7.4 of the Larimer County Urban Area Street Standards (LCUASS) as they relate to
distances between driveways and intersections. The project, Mars Landing, is located at the
southwest corner of the intersections of Mars Drive and Skyway Drive in the City of Fort Collins. The
project proposes two driveways to allow vehicular access to Mars Drive. Table 7-3 within Chapter 7.4
outlines the minimum allowable distances between driveways and intersections based on the street
classification. Mars Drive is classified as a Minor Collector and has a minimum spacing of driveways
from intersections of 175'.
The northernmost driveway to the site is approximately 105' from the intersection of Mars Drive and
Skyway Drive. We would like to request a variance to Chapter 7.4 to allow for the reduced spacing of
105'. The proposed driveway spacing is located to align with an existing driveway along the east side
of Mars Drive that was recently constructed with the South College Storage Units that is also spaced
approximately 105' from the intersection. For the safety of the public and users of both developments,
it would be necessary to align the driveways from both sites to eliminate conflicts that may arise
between vehicular traffic exiting both driveways should they be staggered. It is not anticipated that the
proposed spacing would pose any additional detriment to the design life or maintenance costs to the
existing public improvements within Mars Drive or Skyway Drive.
It is understood that the proposed variance is conditioned that in the future the proposed driveway may
be restricted to a right -in, right -out turn movement only, dependent on the ultimate buildout of Mars
Drive to the south.
