Potts Clubhouse Brewery Addition, Planning & Zoning Concerns. Dear Ted', At the planning and zoning meeting of July 22nd several board members called for further discussion specific points related to the proposed C.B. Potts micro brewery. I would like to offer some additional . comments to assist in those discussions. 1. FUTURE EXPANSION: The proposed building addition is modest in size, 812 square foot in floor area, consisting of two new brewery rooms. The brewery operation is entirely contained within the new space. There will also be some remodel within the existing building to add a larger walk-in cooler. No bottling operations are proposed or will be permitted in the future. The beer produced here is for sale on -site by tap or to two other C.B. Potts locations in kegs. No other sales are anticipated. The brewing operation is similar in 'size' and scope to the C.B. Potts in Denver which also does not bottle or sell beer off site. The clubhouse will -- -- --retain—its--existing--bar_and - pool_ tables as its primary _business. ; The proposal is similar in scale to the Coopersmith's Brew -Pub in downtown Fort Collins. No significant expansion of the building will be proposed in the future because we are built up to the property lines and easements on all sides. This project will fill the remainder of the buildable area on this site. The brewery will add one new staff member, the brewmaster who will run the entire operation. n Some of the seating area, (approximately 350 square feet) will be lost to . the new cooler. SILO: The silo is a standard agricultural product which is necessary to..:. expedite the grain handling portion of the brewery. We have shown our ., - -__.intent to. mitigate.. all. possible impacts such .as dust;_ odor, _or .aesthetics_.;::::. ,.- (see previous comments). The silo area is landscaped and the silo will be painted to match the C.B.Potts buildings. Architecturally we have borrowed elements from the original Potts building which has a rustic Colorado style. The goal was to make this building look less like a converted "Duds and Suds" and more like a combination of a farm building with a bar and restaurant. The agrarian nature of the architecture is apparent in the proposed elevations. 3. LANDSCAPE: The building has sidewalks and parking directly adjacent to its two most visible sides. This proposal will add some additional landscape material at the silo area and in the parking lot behind (south of) the building. 4. PEDESTRIAN ACCESS: There is a sidewalk system which could convey pedestrian traffic past the east side of the building to the southern parking lot and the Matador Apartment (the area is too narrow for a vehicular connection). However much of the pedestrian traffic chooses to walk through a landscaped area to the west of the building, between the clubhouse and the Diamond Shamrock detention pond. In light of this we have negotiated with Diamond Shamrock to construct a sidewalk on their property through this area. There will also be a split -rail fence between the detention pond and this sidewalk. hope this is responsive to the concerns of the Planning & Zoning board. ;We look forward to being heard on August 12th.
