HomeMy WebLinkAboutZETA TAU ALPHA FRATERNITY MINOR SUBDIVISION - 2 91 - CORRESPONDENCE - STAFF'S PROJECT COMMENTSDevelopn Services Building Permits & Inspections Division City of Fort Collins Mr. Frank Vaught Vaught Frye Architects 2900 South College Avenue Fort Collins, CO 80525 To whom it may concern: January 15, 1991 Enclosed is a site plan and landscape plan of the proposed sorority at Bluebell Avenue and Baystone Drive which were sent to the City Zoning Department for review and comment. The plans are marked with comments from the City Zoning, Engineering, Planning and Forestry Departments and Poudre Fire Authority. Listed below is an outline of those comments. Zoning/Forestry 1) Shrubs must be added in 5 the foot wide landscape buffer adjacent to fence in order to meet parking lot landscape requirements. 2) Building height is limited to 40 feet by code. Poudre Fire Authority 1) Complete alarm and fire sprinkler systems are required. A fire hydrant must be located______ within 75 feet of the fire sprinkler connection. Engineering 1) At both access points drive cuts must be installed instead of a driveway with radii to reduce turning speeds. 2) A Grading, Drainage and Utility Plan showing all public improvements, (sidewalks, drive cuts, etc..) must be provided. 281 N. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6760 Planning - suggestions 1) A shared access with parking lot to the north would be advantageous, curb - cut on the curve would not have to be built. 2) Foundation plantings are sparse, especially to west and south of building. 3) A landscape treatment to the west of the building would serve well as a buffer from the corner of Bluebell and Baystone. 4) Ponderosa Pine in 6 foot wide planting island will create problems for cars parking on either side of the island if the tree gets to be large.
