HomeMy WebLinkAboutZETA TAU ALPHA FRATERNITY MINOR SUBDIVISION - 2 91 - DECISION - HEARING OFFICER DECISIONMINOR SUBDIVISION ADMINISTRATIVE RULING ZETA TAU ALPHA FRATERNITY PLANNING DEPARTMENT PROJECT NUMBER #2-91 WHEREAS, the applicant, Vaught -Frye Architects, has duly followed the .City procedure for Minor Subdivisions as outlined in Section 29-644 of the City Code and has submitted this application for Minor Subdivision of the following described property, to wit: A tract of land located in the Northeast Quarter of Section 15, Township 7 North, Range 69 West of the 6th Principal Meridian, City of Fort Collins, County of Larimer, state of Colorado being more particularly described as follows: Considering the east line of the said Northeast Quarter as bearing North and with all bearings contain herein relative thereto: Commencing at the East Quarter corner of said section 15; thence along said east line, North 924.00 feet; thence, North 89038/0011 West, 320.00 feet to the POINT OF BEGINNING; thence, North 8903890011 West, 200.00 feet to a point on the East line of Blue Bell Street; thence along said East line, North 140.21 feet to a point on the South line of Baystone Drive; thence, along said South line, East 131.78 feet; thence along the east line of Wagner Drive, North 27.95 feet; thence, South 890 3810011 East, 68.22 feet; thence, South 169.00 feet to the Point of Beginning. The above described tract contains 30,061 square feet, more or less. Have caused the same to be subdivided as shown on this plat known as Zeta Tau Alpha Fraternity. WHEREAS, the City Planning Department staff _processed the application request in accordance with Section 29-644 including the notification of property owners within 500 feet of the said subdivision, and posting the required sign on the subject property; and WHEREAS, the Planning Director held a public hearing on Thursday, February 28, 1991 at 1:30 p.m. in the Planning Conference Room, 281 North College Avenue, for the purpose of reviewing the minor subdivision application. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE PLANNING DIRECTOR OF THE CITY OF FORT COLLINS THAT: The Minor Subdivision now known as Zeta Tau Alpha Fraternity, #2- 91, hereby is approved, and as grounds, therefore, the Planning Director does find the following facts to be true: A. The lot in this subdivision fronts on dedicated rights -of - way. B. The lot is consistent with, and meets the requirements of the RH, High Density Residential District. C. The proposal is subject to a utility plan review by the City prior to issuance of a building permit. The Plat of Zeta Tau Alpha Fraternity will not be recorded in the City until all utility easement requirements, including stormwater easements, are ideptified and included on the plat.
