All Rights Reserved. CHAPTER 1 The Company, Knickers Inc., is a Colorado Corporation founded and designed by James D. Stephens, and associates as an idea that fits into the growth of the community --while filling a part of the recreational needs of the County. The Concept of Knickers Inc. is to develop an aesthetically designed golf fun center. This would include: 1) a unique 15 acre driving range, 2) two 18 hole outdoor putting courses, 3) one 18 hole indoor putting course, and 4) grass park areas for family activities. 5) a nine hole executive golf course Knickers' Philosophy: This is a prototype golf fun center, that is to be carefully landscaped using the xeriscape concept, along with being sensitive to the environment of the area, and the community. The Planned Project will be on 35 to 50 acres designed to fit the location. There will be ample parking for both autos and bikes. The development will be done in two phases, both being designed to integrate with existing landscape and buildings on the property. The buildings are to accommodate a 18 hole putting course, and family fun center and a Pro Shop with a refreshment area. When complete the total area will be about 12,000 sq. ft. The Project is planned to be sensitive to the community needs. The plan includes a handicapped accessible driving range. The golf fun center and one of the 18 hole putting courses are also designed to be handicapped accessible. Implementation: The time table is to break ground in December 1990 with the first phase completed in the second quarter of 1991. The second phase completion would be targeted for spring of 1992. Knickers, Inc. CHAPTER 2 Existing Conditions of the Area: Knickers Inc. is aware of the future of South College and its need to be developed in accord with its environment and neighborhood. Natural Terrain: The lay of the land at the proposed area is environmentally sensitive and needs special attention when developed. There are a number of mature trees in the area that need to be considered in the development. The area has several marshes that must be included in the landscaping. View of the Land: The land, as it is now, consists of open areas made up of wet lands, high ground, trees, buffalo grass, and ponds. Transportation: At the present time the area is serviced by private auto. It is the hope of the Company that in the future the area will be serviced by Transport. CHAPTER 3 Land and Environment: As the Company is aware of the natural terrain in the area, it is important to discuss each of these areas. There are several distinctive areas of the land that make up the marshes. They are planned -- to be left natural and be enhanced to blend with our landscape. The run off in the area will be only changed as to fit requirements and needs of the development. This may include creating ponds as catch ponds. Trees in the area will be left natural except in the park area. The existing tree groves will be cleaned and trimmed. There are several forms of animal species in the area. It is our plan to be sensitive to them and, in fact, hope to attract others. Knickers, Inc. 2 CHAPTER Designs: Knickers will design each major area to fit the natural terrain. 1. The unique, lighted driving range designed for this 15 acres will be planned out to protect the marsh areas. The addition of wildflowers and xeriscape designs will make little change to most of the 15 plus acres. The beauty will be added with some enhancement of the existing hills. The use of ponds, sand traps, hedges, lines of trees, and golf greens will blend with the terrain. 2. Outdoor putting courses will be designed to seem natural to the hills and valleys, and be enhanced by careful landscaping and liberal use of the xeriscape concept. This will make a pleasing and inspiring setting. 3. The buildings are set on the land so development designs will be to accent them into the area with landscaping. The Golf Fun Center includes a center area designed for sports related games, videos, indoor driving range, batting cages, and other winter time activities for the family. The food service area will serve a limited amount of foods and beverages. The indoor putting course is planned for Phase 2 to be completed in late 1991. 4. The use of lighting is to be designed to be low and sensitive to the community. Putting emphasis on low electric use and aesthetically fitting the over all design. Possible solar options will be explored. 5. A planned park will be included in the project development. Plans are to include picnic tables and bike racks. 6. The development of a 9 hole executive course will be designed to fit the existing land formations and wet land areas, as well as creating a green belt of the area. This will also add the planting of a large number of trees to the area. Xeriscape and Knickers: The Company is concerned about water use and waste. With that in mind we have chosen to use xeriscape in a large part of our over all design. Guidelines for the use of xeriscape are not totally completed at this time. However, over 50% of the putting course will be designed for xeriscape. The driving range will be seeded in a low water grass as well. The general plans call for the use of over 50 types of low water plants and tress. We plan to create an area that is beautiful all year. Knickers, Inc. 3 My/:�rlYV Community Arena: Knickers will be setting up programs for youths and adults of all ages. Knickers will include the development of handicapped programs, both for the driving range and the putting courses. This plan will be a model to become a part of a new and growing program nation wide. Day care programs will have special days and hours on a all year basis for the younger children. The development of putting leagues for all ages will be a part of the Knickers' program. We also plan to become a part of the new national putting course championships. CHAPTER 7 The Staff: The Company will have one full time manager that will supervise the day-to-day business operations. One P.G.A. Golf Professional will be affiliated with Knickers.
