Magnolia Street August 24, 2020 Project Narrative Wells Fargo is in the process of developing their overall long-term site strategy for the Bank site, Motor Bank, and the 112 Magnolia St. parking lot. The Motor Bank has already been closed and there are improvement plans for the bank building. As part of this overall strategy Wells Fargo would like to close the drive thru ATM lanes, still operating in the Motor Bank and convert this area to additional parking spots or be sold for future redevelopment. Simultaneously, Wells Fargo plans to make improvements to the dirt parking lot (112 Magnolia St.) and move their ATM’s to this newly developed lot. The improvement of this lot is the project Wells Fargo is wanting approval from the City of Fort Collins. Please note Wells Fargo is not adding any drive-up use lanes, the project only transfers existing drive thru lanes from one location to another. Drive thru lane traffic shows a distribution of visits throughout the day with no one hour showing heavy traffic or heavy queuing in the lanes. The bank site has been a staple of downtown commerce through the bank for many years benefiting the community and adding to the quality of living in the area. Wells Fargo would like to update their site as described, staying in line with city design intent and providing additional street parking spots in the process. We look forward to continued discussions and revisions as needed to complete the design process and improve the look and feel of this downtown property. The project was approved at the Planning & Zoning hearing on August 20th, 2020. Thank you for your time and consideration.
