1. REFER TO UTILITY PLANS FOR LOCATIONS OF STORM DRAINAGE STRUCTURES,
UTILITY MAINS AND SERVICES, PROPOSED TOPOGRAPHY, UTILITY, AND STREET
IMPROVEMENTS.
2. REFER TO SUBDIVISION PLAT FOR LOT AREAS, TRACT SIZES, EASEMENTS, LOT
DIMENSIONS, UTILITY EASEMENTS, OTHER EASEMENTS, AND OTHER SURVEY
INFORMATION.
3. THE PROJECT SHALL BE CONSTRUCTED IN ACCORDANCE WITH THE FINAL PLANS.
AMENDMENTS TO THE PLANS MUST BE REVIEWED AND APPROVED BY THE CITY

4. ALL ROOFTOP AND GROUND MOUNTED MECHANICAL EQUIPMENT MUST BE

CASES WHERE BUILDING PARAPETS DO NOT ACCOMPLISH SUFFICIENT SCREENING,
THEN FREE-STANDING SCREEN WALLS MATCHING THE PREDOMINANT COLOR OF
THE BUILDING SHALL BE CONSTRUCTED. OTHER MINOR EQUIPMENT SUCH AS
CONDUIT, METERS AND PLUMBING VENTS SHALL BE SCREENED OR PAINTED TO
MATCH SURROUNDING BUILDING SURFACES.
5. ALL CONSTRUCTION WITH THIS DEVELOPMENT PLAN MUST BE COMPLETED IN ONE
PHASE UNLESS A PHASING PLAN IS SHOWN WITH THESE PLANS.
6. SIGNAGE AND ADDRESSING ARE NOT PERMITTED WITH THIS PLANNING DOCUMENT
AND MUST BE APPROVED BY SEPARATE CITY PERMIT PRIOR TO CONSTRUCTION.

9. PRIVATE CONDITIONS, COVENANTS, AND RESTRICTIONS (CC&R'S), OR ANY OTHER

10. SEE LANDSCAPE PLANS FOR THE PROPOSED PERIMETER TREATMENTS AND

11. ALL LANDSCAPING INSTALLED WITH WATERGLEN SOLAR ARRAY, INCLUDING

12. LIMITS OF ACCESS ROAD CUT ARE APPROXIMATE. FINAL LIMITS ARE TO BE
DETERMINED IN THE FIELD BY A ENGINEER. ALL REPAIRS TO BE IN ACCORDANCE
WITH CITY STREET REPAIR STANDARDS.
13. ANY DAMAGED CURB, GUTTER AND SIDEWALK EXISTING PRIOR TO CONSTRUCTION,
AS WELL AS STREETS, SIDEWALKS, CURBS AND GUTTERS, DESTROYED, DAMAGED
OR REMOVED DUE TO CONSTRUCTION OF THIS PROJECT, SHALL BE REPLACED OR
RESTORED TO CITY OF FORT COLLINS STANDARDS AT THE DEVELOPER'S EXPENSE
PRIOR TO THE ACCEPTANCE OF COMPLETED IMPROVEMENTS AND/OR PRIOR TO
THE ISSUANCE OF THE FIRST CERTIFICATE OF OCCUPANCY.
14. FLOODPLAIN USE PERMIT IS REQUIRED PRIOR TO BUILDING PERMIT AND AN

DOCUMENT THE REQUIRED FLOOD ELEVATION PROTECTION IS SATISFIED
