For your information, attached is a copy of the Staff's comments concerning the A Replat of
lots 1 and 2, Mourning Subdivision which was presented before the Conceptual Review Team .
on March 4, 1991.
The comments are offered informally by Staff to assist you in preparing the detailed
components of the project application. Modifications and additions to these comments may be
made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: March 4, 1991
ITEM: A replat of lots 1 and 2, Mourning Subdivision
APPLICANT: Dick Rutherford
Stewart and Associates

Fort Collins, CO 80521
LAND USE DATA: This is a request.for a minor replat of lots 1 and
2 of Mourning Subdivision. The applicant is proposing to
construct, on lot 2, an on -premise sign for the Steeles Market to
replace an existing off -premise sign now located on lot 2. In
order to do this, lot 2 would have to be combined with.lot 1, which
is the location of Steeles Market.. The new lot (lot 1A) would be
5.117 acres in size. Mourning Subdivision is located north of
Foothills Drive, west of College Avenue, and east of McClelland
Drive.
COMMENTS:
1. Light and Power development charges will apply if you require
additional power for lot 2.
2. The transportation department would like to mention at this
time that the City would like to eventually ,close off the
frontage road of College Avenue which fronts on lot 2. The
City will some time in the future be looking at an alternative
access plan for this area and we want to remind you that
development requests for lot 2 will have to address the -access
issue at that time.
3. If utility departments have no problems with the existing
easements as shown, then the Engineering Department will be
satisfied. Please be reminded that if lot 2 develops,
additional easements may be required at that time.
4. The Parks and Recreation Department, has an irrigated green
area between College Avenue and the frontage road. Any future
development of lot 2 will trigger a transfer of maintenance
responsibility of.this green area to the owners of lot 2.
5. This request can be processed as a Minor Subdivision. I have
enclosed a fact sheet on Minor Subdivision requirements for
your information. If you have any questions, please don't
