Howes St. Fort Collins, CO 80521 Dear Dick, The Staff of the Planning Department has reviewed your request for the Replat of Lots 1 and 2 of Mourning Subdivision and has also reviewed th6 comments we received from the various City Departments and other Utilities and Agencies. The following are comments and revisions that we would like to see made before the Minor Plat Hearing on Thursday, April 18, at 1:30: 1. Please be aware that Light and Power development charges for the old lot #2 have not been paid and will be payable when power is required for that portion of the newly created lot. 2. Please add a note to the plat stating that if the Frontage Road right of way is vacated contact the Parks Maintenance division. to coordinate relocation of the existing City irrigation system. 3. The "City" floodplain as identified by the Foothills Master Plan needs to be shown on the plat as well as the 100 year water surface elevation. See specific Comment Sheet from the Storm Water Utility for more detail, also see red line plat. 4. There is an existing 48" storm sewer installed along the north property line. A year or so ago this line was exposed and found to be under the pavement, not the landscaped strip so it may not fit in the 10' and 15' easements as shown. The standard easement width for storm drainage, especially for 48" pipe, is 20'. This has been indicated on the red line plat. Please verify the location of the pipe and give assurance, in the form of a letter from the Engineer, that the pipe is within the easement shown on this replat. 5. Any improvements on this property will require a drainage report, on site detention, - basin fees, and a floodplain use permit for improvements proposed in the floodplain. 6. Please indicate on the plat the roads that are existing dedicated right of ways. If you have any questions about these, comments, please give me a*call at 221-6750. Everything is set for the public hearing at 1:30 on'the IBth of April. If you bring the revised mylar, we can have the Planning Director sign it (assuming it is approved) and can have it filed shortly thereafter.
