1. Joel opened the meeting, after introductions, with a brief
overview of the project.
2. A 6 foot high chain link fence with 2 strands of barbed wire
on top will be provided around the carrier area, employee
parking and detention area. The north side of this area will
be screened by an 8 foot high masonry wall. The detention
area must be screened in for security and liability reasons.
Black vinyl coated chain link was mentioned as a suggestion to
soften the visual impact of the fence. This will be studied
for possible incorporation into the project.
3. Site lighting for this project will be down cast providing
illumination levels of 1.5 foot candles minimum.

4. The employee parking area does not include interior islands
for ease of maintenance. Perimeter landscaping will be
provided to help screen the parking mass from view. Low berms
will be provided where security restrictions and topography
allows.
5. The new Montclair Station in Denver at llth and Verbena is a
good example of what the Postal Service is able to provide.
6. Merrick & Company will consider using seed mixes which are
more tolerant to drought and moisture. Merrick & Company will
contact Craig Foreman or Rodney Albers in Storm Drainage
Utility for additional information.
7. The access route for semi -trucks will be discussed with the
acting Post Master next week.
8. Concern over the increased traffic on Landings Drive was
expressed. A recommendation was made to eliminate the access
drive opposite Landings Drive and create a circular drive
within the site - all customer access will be from JFK
Parkway. Consolidating all customer access and return carrier
traffic into one access was not considered to be a good design
solution. Further discussions suggested the possibility of
moving and reducing the access on Boardwalk to a right turn
only and/or moving the northwestern customer access further
north on JFK to further separate customer traffic from return
carrier traffic.
9. Merrick & Company will consider sight distance when selecting
landscaping materials.
10. The issue of bike lanes and bike parking for both employees
__ ___.____ and customers will be discussed with the acting Post Master.
il. Ft. Collins landscaping criteria will be incorporated into the
project when possible.
12. The next two Monday morning conceptual review meetings are on
January 14 and January 28 at 281 N. College.
13. Received a copy of the Development Manual from Ted Sheppard.
