Dear John,
City staff has reviewed your submittal for the SUN DISK VILLAGE
REPLAT, Final Subdivision, and offers the following comments:
1. The comments from the City Water/Wastewater Department have
been made on the construction drawings and have been or will
be returned to your engineer to make the necessary revisions.
2. A 6' wide Utility Easement for telephone cable is needed by
U.S. West separate from the Utility & Drainage Easement, along
the rear property lines, as shown.
3. Tract "A", the detention pond and drainage channel, will have
to be dedicated to the City for ownership if the City is to
maintain it. At that time it will be a Drainage Tract, not an
easement, and should be defined as such.
4. Drainage from Windmill Drive should go through the detention
pond.
5. More erosion control during construction is needed and should
be discussed with Stormwater Utility. Please contact Glen
Schlueter at 221-6589 to coordinate this effort.
6. The landscape easement along the rear lot lines of Lots 21,
22, 23 as approved with the Preliminary Plat needs to be shown
on the Final Plat.
7. A Landscape Plan for the detention pond & drainage swale and
the 10' landscape easement adjacent to Lots 21, 22, 23 is
needed for review. Also, fencing guidelines are to be
submitted. The landscape easement and fencing guidelines were
agreed to with the Preliminary Plat approval. The City's
Natural Resources Department is recommending native grasses,
wildflowers, shrubs, and trees in the detention areas. If
native plants are not possible, then xeriscape materials would
be appropriate. This landscape proposal will have to include
Stormwater Utility's approval.

8. Maintenance access to the detention pond area should be
provided from Sun Disk Court.
9. A non -vehicular access easement should be provided along
Windmill Drive to prevent Lots 21 - 24 from gaining access
from that street.
10. You will need to obtain and dedicate a corner of land at the
intersection with Windmill Drive to accommodate the new curb
radius.
11. Lot 24 is considered to front on Windmill Drive because the
lot line is 1' shorter than the lot line on the entry street.
This would require a 20' setback from Windmill Drive and would
allow a fence height of no more than 4' along that street.
12. Is the entry street between Windmill Drive and Sun Disk Court
to be named?
This concludes staff comments at this time. In order to stay on
schedule for the June 24, 1991 Planning and Zoning Board hearing,
please note the following deadlines:
Plan revisions are due June 5, 1991 by 12:00 noon. Please contact
me for the required numbers
PMT's, colored renderings, revisions are due June 17, 1991
Final documents are due June 20, 1991 by 12:00 noon
