The site is north of Horsetooth Road and east of Windmill Drive. The existing Foothills Park Subdivision lies to the east, Horsetooth Road lies to the south, Windmill Drive and an existing detention pond lie to the west, and a regional drainage channel runs along the north side of the site. There is an existing subdivision north of the regional drainage channel. The gross area of the site to the centerline of adjoining streets is 10.036 acres. The south part of the site is partially developed with 3 existing condominium buildings and their adjoining drives and parking and with 2 lots for future condominium buildings. The north 6.5 acres is existing bare ground with some vegetation. The site is within the Foothills Drainage Basin. EXISTING DRAINAGE CONDITIONS: The existing site drains north to the regional drainage Swale, except Horsetooth Road, which drains to the east. The existing condominium development drains undetained through the undeveloped 6.5 acres to the regional drain Swale. There have been no drainage facilities constructed on the site, other than the regional drainage Swale. PROPOSED DEVELOPMENT: The undeveloped north 6.5 acres is -being replatted into single family residential lots and a detention pond tract. The detention pond is sized to provide detention for the total 10 acre Sun Disk Development. Runoff from the existing condominium development will drain on the surface via a pan between the southerly single family lots, then along the west gutter of Sun Disk Court to a catch basin, then through a pipe into the detention pond. Release from the detention—pond—wi-l-l—be—di r-ectlyinto—the-r-egi ona-l—dr-a.ipage-swale. There are 3 critical flow points: the flow between the southerly lots from the condominium site, the flow in the pan across the entrance drive on the west gutter of Sun Disk Court, and the flow into the catch basin and between lots into the detention pond. There are 2 areas of the site which will not flow to the detention pond. Runoff from the east half of Windmill Drive follows the existing gutter and a pan across the entrance into Sun Disk to a catch basin which drains to an existing detention pond on Five Oaks Village Phase 1. Runoff from rear yards of the 11 lots along the east property line will drain to a back yard swale which runs north and directly into the regional drainage swale. Sun Disk Village Drainage Report May 6, 1991 Page 2 It is the developer's intention that the detention pond tract be deeded to the City for permanent maintenance, after the pond construction and vegetation have been accepted by the City. The attached calculation sheets show the allowable release rate, the required detention volume, and flow rates at critical points.
