Dear Cheryl:
City staff has reviewed your submittal for Small World Preschool,
Preliminary and Final PUD, and offers the following comments:
1. The "Site Plan" label as shown in the upper left corner with
the plan scale could be relocated and enlarged, providing
clarity on the plan. A good location would be centered above
the Legal Description, with approximately 1 inch high letters.
The word "scale" should then be printed in place of "Site
Plan" at the present location.
2. The outline of your home should be highlighted to give good
definition of the structure and differentiation from the
outdoor spaces. If you could just go over the existing line
with a heavier weight pencil or pen, it would be most helpful.
3. The lawn area in the back yard should be labeled "lawn area"
or "turf grass area", just to clarify the fact that it is a
soft play surface for the children.
4. The fence is graphically shown on the Site Plan. Information
on the type .of fence, materials, height, etc. should be
included to give us an idea of the nature of the fence.
5. The scale on the Vicinity Map is 1" = 20001. The bar graph
labeling should be revised to be consistent with that. "The
project site will have to be indicated on this map (as was
shown in red on your submittal).
6. The parking for you, your assistant, and the parents dropping
off and picking up children does not appear to be a problem.
Automobiles parked in the driveway cannot block the sidewalk
at any time, however. A minimum of two on -site parking spaces
is required.

7. The home and preschool use must meet all building and fire
code requirements.
S. Please submit a dated, and signed letter stating that there
will be no exterior changes and no additional impervious
surfaces added to the site. This letter should be addressed to
Susan Hayes of the City Stormwater Utility. You can contact
her at 221-6589 to get the mailing address.
9. Any damaged curb, gutter, and sidewalk must be repaired in
conjunction with this request.
10. The statement under Traffic Generation should be clarified to
indicate that this operation may be "necessitating a maximum
of 12 cars twice daily".
11. It would be better to firmly state the Hours of Operation as
8:30 a.m. - 1:00 p.m. and forego the .flexible hours. This will
mean deleting the sentence "I am stating the earlier....."
from your Traffic Generation.
This concludes staff comments at this, time. In order to stay on
schedule for the May 20, 1991 Planning and Zoning Board hearing,
please note the following deadlines:
Plan revisions are due May 1, 1991 by 12:00 noon
PMT1s, colored renderings, revisions are due May 13, 1991
Final documents are due May 16, 1991 by 12:00 noon
