Dear Mike:
Staff has reviewed the request to replat the Somerville subdivision
from eight multi -family lots to four single family lots. The
following comments are offered:
1. U.S. West will need an easement across the north property line
of new Lot 12 (old Lot 16).
2. An overlay may be required in the cul-de-sac depending on the
number of street cuts needed to satisfy the requirements of
the Water and Sewer Department. The City Engineer will make
a determination based on standard criteria.
3. A letter must be submitted regarding changes to the drainage
patterns and runoff. Please indicate in this letter whether
or not the improvements shown in the original P.U.D. have been
constructed. If not, show the proposed facilities in the
revised plan. Additional comments are on the enclosed plans.
____4. The City of Fort Collins Light and Power Department has
indicated that any modifications to the-existing-electr-cal---
system required by the replat will be at the developer's
expense. The developer is strongly encouraged to contact
Light and Power to discuss development charges. Please
contact Mr. Doug Martine, 221-6700 for details.
5. Enclosed please find a red lined print commenting on the plat.
Specifically, the needs the following:
A. A vicinity map of the surrounding area within a distance
of at least one mile.
B. The area of the new lots.
C. Standard statement of dedication.

D. Signature blocks for the owner, with notarial; the
registered land surveyor, with registration number; any
lien holders, with notarial; the certifying attorney,
with registration number; the Director of Planning, the
City Engineer, and the City Clerk.
E.The title should reference that this is a replat of the
specific lots of the existing subdivision.
F. The status of the canal, is it an easement or a separate
tract?
G. The dimensions of the right-of-way widths of the two
streets.
H. The date of preparation.
I. Topography at two foot intervals.
J. zoning on and adjacent to the subdivision.
K. The names of the abutting subdivisions or the names of
the owners abutting unplatted property.
This concludes our comments at this time. Please feel free to call
