FIRST REPLAT OF SOMERVILLE P.U.D.
PLANNING DEPARTMENT PROJECT NUMBER #20-91
WHEREAS, the applicant, Home Federal Savings Bank, has duly
followed City procedure for Minor Subdivisions as outlined in
Section 29-644(g) of the City Code and has submitted this
application for Minor Subdivision of the following described
property, to wit:
A tract of land being the First. Replat of Somerville P.U:D.
located in the Northwest Quarter of Section 21, Township 7
North, Range 69 West of the Sixth P.M., City of Fort Collins,
County of Larimer., State of Colorado.
WHEREAS, the City Planning Department Staff processed the
Application request in accordance with Section 29-644(g) of the
City Code including the notification of property owners within 500
feet of said subdivision, posting of the property with the required
sign, and legal notice in a daily newspaper of general circulation;
and
WHEREAS, the Planning Director held a public hearing on
Friday, May 3, 1991, at 1:30 p.m. in the Planning Department
conference room, 281 North College Avenue, for the purpose of
reviewing the Minor Subdivision application.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE PLANNING
DIRECTOR OF THE CITY OF FORT COLLINS THAT:
The Minor Subdivision now known as the First Replat of Somerville
P.U.D., #20-91, is hereby approved and as grounds, therefore, the
Planning Director does find the following facts to be true:
A. The proposal meets the design criteria and standards of
the City of Fort Collins for streets and utilities.
The lots in this subdivision front on a dedicated right -
of -way.
C. The lots exceed the minimum lot size o the approved
Somerville P.U.D., as approved by.th y of Fort
Collins Planning and Zoning ,Fj6ard o ptember 23, 1985.
