The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Modifications and additions to these comments may be made at the time of formal review of this project. REVIEW STAFF .OMMENTS MEETING DATE: May 13, 1991 ITEM: Waste Water Treatment Plant II Expansion APPLICANT: Cliff Hoelscher, Water and Wastewater Department LAND USE DATA: Request for comments regarding a proposed expansion at WW Treatment Plant II, located at the northwest corner of Drake Road and County Road 9. COMMENTS: 1. Power exists on site. There may be additional charges for power beyond the current load. A C-1 Form should be completed to determine the electrical load. 2 There may be Light and Power development charges for the proposed expansion. 3. The existing 12" water line may be used for service. A sand and oil trap needs to be installed in the operations and Maintenance Building. 4. Coordinate with Craig Foreman of Parks and Rec prior to starting the levee work. 5. An easement for the Boxelder Ditch thru the site needs to be dedicated. The ditch. company must sign approving utility plans. . 6. A drainage report and grading plan needs to be submitted. The - status of the FEMA map revision may determine how the site is 7. There has not been a determination of which drainage basin this site is located in. Bob Smith, Stormwater Utility, will determine this. - 8. Vegetation used for the levee and other landscaped areas should be selected from the Natural Resource Division's listing of. native and drought tolerant species. 9. PFA will work with the applicant on whether sprinklering is required and on hydrant locations. 10. All roads must be a minimum of road base in construction (to support fire equipment), prior to construction of the proposed expansion. 11. Information regarding hazardous materials on site must be submitted to PFA. 12. A utility plan needs to be submitted along with the grading and drainage plan. Check with Matt Baker, 221-6605 regarding Street Oversizing-Fees. The fee is $5,252 per acre (pro -rated for area to be developed). 13. Two sets of construction plans must be submitted to Building Inspection for plan review.
