PREPARED FOR GERALD PEDERSEN PREPARED BY STEWART & ASSOCIATES. INC. MAY 3. 1991 LOCATION AND DESCRIPTION OF SITE The Pedersen Toyota Volvo Saab P.U.D. is located in the Southeast , of Section 35, Township 7 North, Range 69 West, of the Sixth P.M. The site consists of 2.5 net acres on the west side of South College Avenue just north of Kensington Drive. The site now has bare ground and sparse vegetation. There is existing development on all 4 sides of the site. College Avenue is on the east, Kensington Drive is on the south, Target store is on the north, and there are storage units on the west. The only offsite drainage onto the site is from 0.1 acre of landscaped area which is part of the storage units to the west. The Pedersen Toyota Volvo Saab P.U.D. is located in the Mail Creek Drainage Basin. The Pedersen Toyota Volvo Saab P.U.D. is a replat of the Auto Avenue Mall P.U.D., which was approved by the City in June, 1988. EXISTING DRAINAGE The existing site slopes to the northeast and there are some low areas along the north end of the site. These low areas act as retention ponds, so at present, there is little runoff from the site. There is an existing 36 inch storm drain along the west side of South College Avenue. This pipe drains to Mail Creek, and was constructed by the South Mason District. The allowable release rate into this pipe was previously set at 0.5 c.f.s. per acre. Runoff from the pavement on South College Avenue drains directly into the 36 inch pipe through existing catch basins. The north half of Kensington Drive drains northeast around the curb return to the catch basin on South College. PROPOSED DEVELOPMENT The site is to be developed as an automotive related business area. Storm water detention shall be provided in the paved parking lot and runoff wi-l-l-be-through--ar-ea i-nle.ts---and-a.-pi.pe_sys.tem-whi.ch_wi 11 drai n to the existing 36 inch pipe along the west side of South College Avenue. The release rate shall be controlled by a restriction plate over the outfall pipe from the east area inlet. The entire site drains directly to the detention pond, so there are no sub -basins. The attached calculation sheets determine the allowable release rate, the developed runoff coefficient, the required detention volume, the volume of the proposed detention pond, and the sizing of the restricted outlet.
