We have split the one building into two buildings in order to keep an easement for the 13,000-volt electrical line. 3. 01. 4. O.k. 5. A Fire Access Plan has been submitted with this set of revisions. 6. 01. 7. Landscape has been added to this area according to Code. Dryland grasses will be used at the request of the Natural Resources Department and will also match the existing grass types in this area. 8. The parking spaces will be screened according to Code. 9-11. Trees and dryland grasses have been added to the Landscape Plan. We submit that the railroad embankment to the north of this area creates a berm. It ranges from 3' high to 5' high, therefore screening the "visually intrusive area" from Vine Drive and the surrounding neighborhood. A new 6' chain link fence will be placed F south of the property line, just north of Lot 4B. Landscaping will be placed between the fence and the concrete plow blade storage. This treatment will continue to the west along the north property line of the C.D.O.T. site. In addition, a new security gate will be installed at the west property line along the asphalt drive. We are working in conjunction with C.D.O.T. and are attempting to coordinate VF RIPLEY ASSOCIATES INC. Landscape Architecture Urban Design Planning 1113 Stoney Hill Drive Fort Collins. Colorado 80525 PHONE (970) 224-5828 FAX (970) 224.1662 their design with ours. 12. This section of the Code refers to connecting walkways through parking lots. This walkway does not go through a parking lot, simply a landscaped area. Therefore, we would like to keep the trees informal to keep in character with the surrounding existing trees. The trees that are in the new parking lot are spaced at 35' on center. 13. This area of asphalt will be used for vehicle training for traffic and street operations. This also exists as a loading area for the rail spur that delivers material to the facility. 14. An `R' has been indicated for the ramp. 15. There are three existing handicap parking stalls and two new handicap parking stalls. 16. O.k., we have indicated dryland grass areas on the Landscape Plan. 17. A new trash enclosure has been added to the north of the renovated traffic building. A bike rack note has been on the site plan near the front entry to the new building. 18. Distances have been added to the site plan. In addition, we have added a sidewalk connection from Nmth Street to the buildings at the request of Transportation Planning. If you have any questions regarding the revisions or these comments, please call. Sincerely, VF RIPLEY ASSOCIATES, Inc. C,ct-4kjma--kvv.b Cathy Mathis
